Strawberry Hill, Near WYCO Lake, Piper, and all of Johnson County will be great. Take the 1.7% taxes in KCK into account when doing cash flow calculations though.

    I've been in KCK all my life. I love living here and investing in the real estate here. What is your question pertaining to though? In KCMO, you have to pay 1% of gross income at the end of the year in addition to your other taxes.

    I'm relatively new to OOS investing in the KC market. With that said, I have found that there are good (and bad) areas on either side. In my opinion though, if you are in Johnson County on the Kansas side, it's even better than a lot of places on the MO side. Overland Park, Olathe, and even down to Gardner is set to appreciate really well with great neighborhoods and schools. Outside of Johnson County, I'd take it neighborhood by neighborhood.

    nope! KCK is great! Kansas City (the actual city) is very much block by block in regard to property value/going rents. I would not avoid it for any particular reason. If the deal makes sense, go for it!

    For most people. The Kansas side, Johnson County, in particular, is considered "nicer" than the Missouri side. However, most OOS investors are looking in Missouri for the deals. Johnson Co still has deals but the price point is higher. 

    To answer your question: I'd say KCMO is "more desirable" because the city is on the MO side. When you think of KC you think of downtown, the Chiefs/Royals, the country club plaza, etc. All of that is on the MO side.

    It depends. There are pockets. I only invest in WYCO, have lived here most of my life, and have never really had any issues. Zip and a street will help!

    Not the worst street, but I'd say staying West of 72nd is your best bet for rent! In KCK, all govt. and city employees have to live in WYCO. 72nd to 99th will be solid for rentals. Anything west of 99th will be more residential suburban homes with rents not being able to justify the payments. 1.72% taxes on a $275k+ rental property over here will be tough to cash flow on.

    Personally I stick to the Kansas side. I invest in areas of Wyandotte and Johnson County. Those areas tend to be landlord friendly and appreciate well. Would love to chat more! @Jason Malabute @Kendall Schorr @Kyle Sheker
