Hi BP, I am a currently self employed in the car biz and decided I need a new challenge. I am looking to do some wholesale and fix and flip deals. The market here in Charlotte is very hot right now so I have decided to do a direct marketing campaign. The website is getting set up and I am sending out over 2,000 mailers out to various locations around Charlotte and surrounding. They go out on Monday! @Ryan Battista I too come from the Car business currently working as a F&I Manager at a Infinti Dealership. My family has been real estate investing for 30yrs, I am going to make a career change. But man do I love the car business I thought about getting my own lot too.

Ryan, my wife and I are active in rentals and flips in Charlotte so would be grateful if you would add me to your list. We generally prefer ARV over $150K in a stable or emerging area of Charlotte metro. Good luck in your pursuits.

I live in Charlotte and am starting to target the Columbia market for flips simply because I work there. So far, I've just been driving for dollars, and it works. It only make sense that I start in Charloote as well. Let me know if I can be of any assistance to you. Maybe we can do a JV. Good luck

I'm interested as well... I'm targeting in town neighborhoods within 5 miles or Charlotte - but as I'm sure you know, the deals these days are few and far between.

Update... my 1,900 mailers hit Charlotte yesterday friday sept 9th. Mostly pulled from an equity list. I have have gotten roughly 8 calls so far. Slightly less than anticipated but all you need is 1 deal!!! Meeting scheduled for monday sept 12th. This could be a nice w/s deal if I can get it bought. We talked figures and we are close. Will keep everyone posted. Thanks.

No deals to report, total about 20 phone calls. 10 of those were people mad for one reason or another. My prospect today waffled n if he still wanted to sell or fix himself. He may be calling back though. I will follow up in 2 days.
Also FYI, if you are a first time direct mailer prepare for people being pissed off. You are likely not the first person to mail the address and some people take offense to this.

Hey Ryan,
Congrats on taking that first step! Finding deals can be a frustrating process, keep your head up. Remember you have to kiss a lot of frogs... lol. sounds like you are getting a lot of calls, direct mail is a great way to connect with folks, just the return numbers can be frustrating. Sounds like your number of calls isn't too far off, 1-2% I believe is an average.
Focus on the process and the results will come!
I think the above deal is a bit outside of my typical deal, but lets keep in touch.
Building your buyers network as you are doing here is great! We are in the middle of multiple marketing campaigns now and my team just can't keep up with the renos so we are also working on building our buyers list too.

Zach thanks for the advice. Your right, finding deals in Charlotte right now is very competitive. I am going to stick to the process and keep working this list. It may take 3-5 mailing cycles to really connect to a deal. I have 2 maybes from this first mailing but they are on the fence. Also I will keep you on my list when I do get something under contract. As Scott mentioned, we can all locate this house based on the info given.( I'm starting a tear down the next block over, today) Always get it under contract before pulling back the covers. Even if you discover, based on due diligence, you contracted for too much..,, you may be able to renegotiate with the seller based on what you may have found. persevere

Latest update - We have a deal in place! Signing the contract Monday b/c seller is not local. I will email specifics to buyers Monday. Also working with 2 other sellers right now! Stick with this forum for updates as I have another 800 mailers going out in the next 10 days. Thanks everyone for the support/advice!

My partner and myself invest in single family homes currently outside of the Charlotte market, but we are looking for an in somewhere in the city! Looking forward to watching your success grow!

Lisa Hoover Lisa, I am looking for SF homes in the Concord and Kannapolis markets. Generally speaking, 3/2 and 3/2/2's, built 1950 or later, 1,000+ sq ft, with ARV in the $100-150k range. Looking for flips, with light to moderate rehab. Please keep me in mind if you come across anything interesting.

Ok another update guys! My first mailers netted me 1 solid deal! I also have compiled a list of sellers (about 4) that may become motivated in the future. I will keep following up w/ them. I currently have 800 more YL going out in a different neighborhood outside of downtown Charlotte and will be letting everyone know what kind of response I receive. Thanks to everyone for the comments and advice!
