Hi - I am going in mid-april to buy my first property in Cleveland, and I am looking for a good property manager. I have found more success in other states working with single managers over large companies, but I am open to any and all suggestions.
Also, anyone have any specific questions that they ask property managers to see if they are any good? I feel like its hard to tell until you start working with someone if they know what they are doing...
I don't have a spreadsheet.....but i can tell you that after going through two other property managers (who shall remain nameless) I now have all except one of my units in Cleveland being managed by Allstar Property Management.
I am a bit late to the conversation I started. I ended up going with David Terbeek at Re/Max Haven, and have been mostly satisfied with their management. They have been great on everything other than turn around time for getting a vacancy back on the market, but have re-worked that process, so hoping it will be better now. Overall, it's hard to find an out of state manager that is going to take care of a property in the same way that you would, so you have to recognize that and stay on top of everything.
It all depends on the expectations. You can't expect the same turn around in Cleveland than some other parts of the country. My experience has been 20 to 30 days on average. Also it depends on the time of the year and location of the property. I am using IIP Management and so far have been happy with them. PM me for direct contact.
I have a spreadsheet outlining the major differences between the pms based on their property management agreements as well as out of state owner investor feedback for each. message me if you're interested in seeing it!
Hi Henry, I would really appreciate that info on PM in OH. Can you send that to me please?
