Newbie interested in Wholesaling or buy & hold

Hi everyone,

I just want to take a moment to introduce myself. I'm a young professional in the South Austin area and I've been looking at getting into REI over the last 6 months and I'm now at a point where i'm ready to take the leap and get my feet wet! I'd like to get into wholesaling or buy & hold investing (multifamily units preferably), but not at the same time..at least not to start. Those are the two niches of REI that interest me most, so i'm looking to learn more about both of these areas.

I live in South Austin (Buda to be exact) and i'm interested in investing in pretty much any area stretching from south of san antonio through the round rock/georgetown area. If there's anyone who'd be interested in getting together to chat and talk REI with a newbie, let me know. I'd love to find someone to learn from and in return i'd be more than willing to provide sweat equity or split profits from any leads i generate that turn into deals.

@Jarrod Weaver I put together a list using listsource.com with the following criteria: more than 3 bedrooms, Last Market Sale Date no earlier than 2004, and absentee owner in&out of state.  I targeted a few zip codes in San Antonio that i know very well, as well as some areas in-between San Antonio and Austin.  

As far as screening the sample, what do you mean by that?
