Has anyone talked to these guys?  Peter Vekselman and Joe McCall?

I’m always interested in ways I can plug holes in my business and farm out the things that I am not best at.  So I looked into Peter Vekselman and Joe McCall at www.realestateinvestingmastery.com

I ran across Joe McCall on iTunes Podcast and I listened to a number of them. Joe is doing a great job networking and getting his name know in the “coaching” industry with his products.

What really interested me in Joe is his approach on “PARTNERING” with other successful investors and growing their business while splitting profits 50/50. He does marketing (that he is good at) in my market and we split the deals I close with him. This sounded interesting to me as "direct mail system" are not my strong suit.... so I submitted some information online.

This morning I got a call from Joe’s partner Peter Vekselman wanting to talk about how we can “work together”. I shared my real estate story/history and then he shared what they are good at and doing.

1. Marketing.

2. Long Term Investments

3. Wholesaling or Flips.

The conversation was all about their success and what they are "going to do for me". (half of which I don’t need and already have in place)... but he did not bother to ask!

About 10 minutes into the conversation he went into how this “partnering” is set up…

Pay them $15k upfront and $1000 a month.

After a little more talking he said “can you see yourself participating in this?” I simply replied… “No. If I had $15k to throw at marketing and another $1000 a month, I could hire a few people, saturate my market and keep 100% of the deals”. Peter quickly said… “well it’s not for you, have a good day.”

I was totally BLOWN-AWAY… end of conversation that quick!!

So the warring I share is biased on this… do these guys really want to partner or do they just want your $15k and $1000 month? Are they willing to talk with those that don’t just roll over and pay them?

I like partners that 1. communicate and 2. challenge my way of thinking to find a better result.

I would have been open to hearing more about the “partnering” but the very second I did not agree with Peter Vekselman the conversation ended.

This makes me sad and very frustrated at the same time for the new or vulnerable investor that "roll over"!

Doesn’t sound like anyone I would ever want to partner with.

Hope my experience might help someone else looking into these guys!

I contracted with Joe & Peter back in late 2014. Same deal paid them $15000.00 up front and $1000.00 per month plus the cost of mail. I had been flipping homes for many years and asked Joe and Peter to send 5000 cards every week but they said it was not necessary to send that kind of volume and I could expect a 7% response.  From the start it was a bad relationship. The "systems" that were to be set up in two weeks actually took several months and even then were never done correctly. Peter and Joe  were supposed to send 5000 post cards out for me every other week. Not one mailing ever went out on time every week it was a different excuse. Joe is impossible to reach by phone and in 3 months time I spoke to him once for about 1 minute which was a complete blow off. Once you wire the money to their company CH Holdings Peter stops answering calls - he does call back most every time but never offered any help and we never did any deals together. The weekly coaching calls do not offer any value. All calls I listened to all started with 10 minutes of Peter talking about how great he is and how his direct mail was getting a 10% response meanwhile the mail they were sending for me was getting less than 2%. Joe doesn't practice what he preaches on his podcasts he says answer your phones but the mail they did for me went straight to a voice mail number with a 4 minute recorded message. At one point Peter asked me my goals and I told him I wanted to do enough mail to consistently make $30,000.00 per month from wholesale sales and purchase 2-3 homes a month to fix and flip. Peter response was and I quote "your an idiot" you have no experience and do not have the staff to handle it. After that comment I never spoke to Joe or Peter again I cancelled my monthly subscription and started doing mail on our own. For $15,000 we did receive the following: list of cash buyers and real estate agents, zero value, Podio with full app suite value $50.00, 2 InvestorCarrot landing pages with spelling errors and incorrect phone numbers value Zero, 2 postcard designs value $50.00. Weekly group coaching calls qty 12 value Zero. You can save $15000 by subscribing to Joe podcast where he gives you all this "info" for free just shut off the last 10 minutes to avoid the "pitch" that comes at the end.

Hmmmmm 5 year thread and not ONE recommendation of a good coaching program or any successful deals from happy clients. I'm trying to avoid the analysis paralysis approach when it comes to choosing a coach. I've been researching for a while. I'm a big believer in hiring a coach because in my bodybuilding background I failed for 10 years until I hired a coach and got results in 7 months. I simply got recommended to him and I was able to see the results of his clients and had plenty of opportunity to get honest, good and bad feedback from them. I see Real Estate is a different game when it comes to "coaching / gurus". I won't give up because I now finding a good coach/mentor is important. I hope I don't have to go through a very expensive trial and error route to find one.

Lease options work with all types of property but you do need a motivated seller. That’s they key. You need a seller that has not been able to sell the property otherwise and in this market that’s only going to be a function of price or location as the market is still pretty hot most areas o of the country and houses that just need remodeling sell quickly if priced appropriately.

Target sellers are mainly expired listings, FSBO, and landlords.

There is no reason to split profits in a coaching program when you are paying the coach.

You don’t need to split profits when you are paying the coach already. That to me crosses the line a bit.

@Anne Jackson I would say lease options are alive and well. We have about 45 properties in Arizona that we are selling on lease options. This is my investing model of choice and we have helped coach others in this model.

@Greg Dickerson says you need a motivated seller to do a lease option. But that is not the case for how we do lease options. We buy properties under market value in our company’s name and then we sell them using the lease option strategy. So we are looking more for people who can’t get a mortgage that are tired of renting and they want to put down roots rather than keep renting and moving whenever the landlord wants to sell the property.

@Robins Dorvil I am with you on the value of hiring a coach. I found value in coaching as a wrestler in high school and as a bodybuilder 20 years ago (3rd in the state of Utah Teenage Bodybuilding Division).

I went through an expensive guru program in 2016 that helped me make connections and got me on a path that has quadrupled my net worth in 3 years. So I strongly believe in the value of coaches and mentors. But the more I post on BiggerPockets, the more I realize what my wife has been telling me for years - most people are not like me. Most people don’t put the same amount of focus on things, or are not able to sustain the same amount of focus as I do over time once I find something drives me.

@Greg Dickerson - appreciate your input and chose not to go with PV and his team....agree it crosses that "line"....as well as not knowing how well they would perform is important to me when I take on a mentor or team member....

at this point will go it alone, but also know and can value the "right" mentor...if and or when they may appear...

thx again for your time and insight....

I agree with one of the posts. If the guy ask if people see themselves participating and people say no, what do guy supposed to do but say not for everyone etc have a good day.no point of answering questions if answer is no..if maybe let me get more info then he probably would have answered questions. They don't want to waste their time or others . they changed alot since then price wise .I see 15k , 1k monthly. Just spoke to that company they said 1500 up front then 1500 a month. I had some questions cause they was saying stuff that there wasn't no proof of even info they sent . Told them to prove what they were saying and send me agreement so my lawyer can look at it. They said OK ..will see what happens. I get many deals want to have as many partnerships as possible so I can benefit

I never heard of Peter or company until I received an email. I setup a call to chat..i looked over the stuff they had and had a friend do the same. I asked if they covered certain stuff cause it would be enticing cause it wasn't in their contract, can't run around assuming things ..lady said I will make sure it is specifically in the agreement I send you tomorrow. They never sent anything else..just had Peter call me saying he really wanted to work with me and call him..he called twice, didn't leave a call back number and when I looked at call history he called from a block/private number.. Yeah it is crazy they want the money and half of profits of each deal.

    @Michael Williams

Hey Micheal. I’m new up here. I’m not sure if you’re still on BP. However, I read a post about the program Peter Vekselman has. My wife and I were considering partnering with him. Now, I will say, as you can see, it’s 2020. The post I read was from like 2016 or 2017. So I’m sure things have changed a lot with them and their program. Like, I see Joe is doing his own thing and Peter has got Partner Driven. My thing is, from what I saw from the threads from the earlier years is that they we’re trying to build that business. Because now the pricing model is completely different. They’ve built out the infrastructure now. They’re advertising an app, they’re saying you’ll get back-office support, 100% financing on your deals, Contractors, support with all administrative issues, one on one mentoring, weekly calls, 1000 leads, and 1000 skip traces a month. All this for $10k. You can either pay the $10k and be done with your financial obligation to them and you have a partner for life. There may be additional services available but you may have to pay for whatever’s outside the scope of the package you paid for. Or, you can put $2k down and make monthly payments of $1k. The catch is that because you did the payment plan, you pay $12k for the partnership. Is anyone currently in the program? And if so, have you seen a return on investment. Also, I was told that if you’re not satisfied, or you just can’t make your payment, you can freeze your account, and just pick back up where you left off if and when you can start back making the payments. Somebody tell me something.

I wanted to keep this post alive since I came here looking for feedback about a solicitation I received from Peter Vekselman's "Use my Money." partner program. It's 2023 and Peter Vekselman is running the same old dog bird program via @jpmoses from Awesomerei. Currently, it's $6,500 but the website says $7,500. Not sure which is the correct price. However, a quick YouTube search shows Mr. Vekselman as a guest on Luke Charlton's podcast "The Power of the Unique Offer" glorifying the benefits of his admitted bird dog program. @Joe McCall is correct he's no longer partners with Mr. Vekselman. He is now pushing selling vacant land and becoming a Pace Morby gator lender. Way to go Joe.

I lurk more than post on BP, but I personally don't invest with real estate "gurus" who don't practice what they teach. Many advertise that they will teach creative strategies to find and acquire expensive real property. Where are those creative strategies when selling their expensive courses? A couple of hundred down, fifty bucks a month, with a balloon payment due when the first deal closes should pay for your program if it is what you advertised.

It'd be great if gurus actually proved they make money by closing real estate deals and not hustling expensive education to newbies. I personally believe many, not all, gurus use education money to fund their own real estate deals. Even if they honor their refund policy, it's a 60 to 90-day zero-interest loan from newbies who get nada. Nobody has time to lend free money or chase refunds.  Good luck out here. Onward and upward.

Yeah. Vekelsman is slightly less shady than Bernard L Madoff. His people also harass people day and night and high pressure them. If they think you are educated and intelligent than "you're not a fit for this" comes into play.

Thanks all for keeping this thread alive.

I recently considered partnering with Joe on the vacant land flipping.  He is asking for $2495 and says that he includes all of the software and will even buy your deals for 5k.  All sounds too good to be true.  I'm a real estate broker looking to partner with a real investor, but am having a hard time finding anyone who is real and true and not another "coaching guru"
