Today has not been a good day for me. First, I let it slip that there are no SECRETS in real estate investing. Then, I let the guru playbook slip and lost my membership in the Tin Hat Society. Now, I've blown the SECRET about the Bigfoot; the Loch Ness Monster; and the pyramids. I guess a top secret, eyes only, CIA clearance isn't in my future.
However, in all fairness, you did blow the SECRET about the Sub 3. Can't blame me for that one!

Nope not by brute force OR slave labor. They were built by professional engineers and construction workers just like we do today. They had inclined planes (ramps ), wooden cranes and trusses and everything.
Nope, I won't touch that one, you can't make me, you can't make me.
Now, the Molenator is absolutely real. He was a big part of Santa Clause 2, the Mrs Clause and we all know Hollywood don't lie.
This is SO RIDICULOUS! THERE ARE NO SECRETS IN REAL ESTATE INVESTING!!!!!!! It's that simple. I don't care whether you're buying or selling the property; buying or selling a note; creating a note; buying or selling subject to the existing financing; buying or selling with owner financing - IT HAS ALL BEEN DONE BEFORE. There is NOTHING new here.
Let me help you out with the things you don't know:
There is no Bigfoot.
There is no Loch Ness Monster.
There are no secrets to real estate investing.
The pyramids were built one block at a time.
Mike
Whew for a minute there I thought you were going to say there's no tooth fairy, santa clause or +3 bulk reo's.
10 times better LOL We have over 300 Single family homes purchases with Subject 2. I personally have owned over 30 Subject 2 homes. I want to see better. Last night I bought a home Sub 2 and the lady wrote me a 12 K check to take it off her hands. You show me better.

It is just a "coined phrase" describing a particular strategy incorporating buying subject to (sub2) properties.
I am now working a "secret" technique using sub2 that is very creative with my partner Nick and I think we will "dub" it "sub10" simply because it is ingenious and 10 times better than a typical sub2 transaction. .

Mike, I've had checks written to me as well for taking what they considered a problem off there hands, I agree that is a wonderful thing to be paid to buy a house
This entire long azz thread is only good for post counts, nothing more. 4 pages of posts and nothing has really been said.
Sub3 - who coined it, who phrased it, WHO CARES!
Sub3 is not sub2 flipping + carrying a note - Ok so what is it then?
Oh, I forgot, I must buy your program to find out and then and only then, I will be so blown away that I will not share the info with anyone, not even my Mother. - Yeah right!
garbage garbage garbage = this thread.
and my sub10 comment was a joke for you people who didn't "get it" Dah!!!!!!!!!!
Can we please lock up this thread, it has been only a few good laughs and mostly a waste of time. BP is all about learning and this thread is all about proving David coined a phrase and has a "secret" technique NEVER been done before! Whatever, who cares. You are not getting any of us to buy it, and the few single poster "coming to the rescue" are not convincing either, no matter how many of you come out of the backwoods.
For the love of Mary - Shut this one down!!!!!!!!!!!!!!!1 PLEASEEEEEEEEEEEEEEEEE
On one side there are those who seem to believe that they know everything about real estate investing and there's absolutely no possible way that they may have overlooked even one iota or strategy.
Not even one? Really?
Dan,
There is NOT anything new. If you disagree, name something new in real estate investing. It isn't arrogance, it's just a simple fact that real estate investing has been around for thousands of years and there really hasn't been anything new for a long time.
I'm certainly not saying that the 'term' Sub 3 isn't new and I'm quite sure that David is the author of it. However, I'm also quite sure that Sub 3 is nothing that hasn't been done before. Giving something a new label and then telling newbies that 'I have a secret' is a typical guru marketing technique to get newbies to part with their money. That is the importance of this thread, to let newbies know about the typical guru playbook. Furthermore, I have bought a couple of courses in the past, when I needed the information in them and felt that the course was the most efficient way to get the info. I would NEVER buy a course without knowing what the subject is. Having the "guru" say 'I have a secret' wouldn't get me to part with hundreds of dollars. That's like buying a house sight unseen!
While I agree nothing has been solved regarding the so-called Sub 3, this thread has been quite valuable for newbies. At least they can see that the experienced investors are skeptical of claims of "secrets" and that a few "wingmen" with only a post or two don't add confidence. I certainly would not lock it.
Finally, this is an internet forum. If David doesn't want to discuss his technique, then what is he doing here? The purpose of the forum is to discuss things, not post endless gibberish about a secret that doesn't exist.
On one side there are those who seem to believe that they know everything about real estate investing and there's absolutely no possible way that they may have overlooked even one iota or strategy.

That's not really an accurate representation of what has transpired. I don't think anyone would disagree that David probably thinks this is new and innovative and no doubt some who take his course are blown away with what he presents to them.
However, just because David had an epiphany and learned something new by putting parts of a puzzle together in a new way for him; doesn't mean it is really new or different. Nor does it mean millions of people haven't "discovered" what he has over many thousands of years.
Yeah, again, not an accurate representation of what has transpired.
You admitted you have not read the thread and yet you are lecturing both sides based on suppositions and assumptions that are, shall we say, representative of your incomplete knowledge of what has transpired in this thread?
There is nothing wrong with him having a course to sell. Perhaps he is able to present this information in a way some can understand where they haven't understood from others before. That is a good thing.
It is a whole different story to claim he has some super secret technique that no one anywhere in all the expanse of time and recorded human history has ever been thought of before.
A toddler taking a paperclip and poking an electrical socket with it will "discover" that it hurts when you do that! That does not mean he has discovered anything previously unknown to the rest of world.
You must remember "Extraordinary claims require extraordinary proof" and he has certainly made some extraordinary claims in this thread and on other forums.
Amazingly, on another forum he says this in answer to someone asking about sub3:
Find buyer...
Find seller...
Put the two together.
Get Paid...
Later discussion talks about the "financing fee" and creating the note for the difference between the balance of the underlying financing and the sales price.
Owner financing, no matter what you want to call it, is not new and even with the "twists" he claims this is owner financing. The only difference is you never took the deed, just created a note and took a financing fee to "Get Paid."
While I agree nothing has been solved regarding the so-called Sub 3, this thread has been quite valuable for newbies.
Mike, my comment there was more sarcastic than anything, mostly frustration from long but empty posts if you know what I mean.

I promise I will now stop beating this very dead horse.
You either love J Reed or you hate him. I suspect most gurus hate him. I wonder why?
I was just on Bill Gaten's forum and read a post instructing the members what not to do, somewhat like Josh instructs us on - no personal attacks, no bashing, etc. Then he goes on to say that there is no guru bashing either , "except for John T Reed"
What would cause him to feel that way?
