Has anyone tried Tresa Todd Lugten mentorship. I’ve learned so much at BP. Her Mentorship last 16 weeks four $9700. I don’t even know if this is worth paying. I can’t find any reviews. She gave on the one week class I took with her. “Without fear of her future” was very informative but from $17 to $9,700 is a huge risk. Any suggestions please. Thank you.

Be very cautious when you're new and asking these questions. You don't know what you don't know, and you'll find responses from people who create new accounts, just to post about mentorships and coaching. For instance, Twyla's account was just created yesterday and her only posts are about the very mentorship program you're asking about. This is very common among coaches/mentors who need third party endorsements without appearing to be giving endorsements. They use fake accounts or surrogate accounts who try to appear neutral but are really just using a common strategy to try and build credibility for mentorship programs.

    Either way, you are going to have to pay for classes, mentoring. No one is going to give you that stuff for free. Some of the best resources are Bigger Pockets podcasts, and other like it. I like the Grant Cardone Zone, as well. It is a lot of money, but like we say, it's not how much it costs you, it's how much it makes you. One or two deals can gain your investment back and some do it pretty quickly. We are regularly doing JV agreements with each other, as we've been vetted and trained the same way. So we all know what we all know. I do understand the steep initial investment and you may have to work out some things but don't let your mindset talk you out of what you can do. To achieve success in anything, you are going to have to break out of your monetary mindset/training and see a bigger and larger vision of what you are capable of! Best wishes!

    2022 her price is now $19,500. I Took the Master class and it was phenomenal. So much knowledge that price is just a little too steep for me

    Hi Benita,

    I am just finishing up the current seminar as well.  It is the best $17 I have ever spent.  I absolutely love their ideas and quite a bit of the information was new to me, BUT......., the $19,500 just seems insurmountable when looking at it logically.  It might be worth it down the road.....eventually....but how do we know that in advance?  I would also like to find a couple good mentors that are not quite so expensive.

     Hi @Rebecca Schnur. My initial reaction was $19,500 is crazy. I have been struggling for years trying to figure out how to invest on my own. I am starting to wonder if it is worth it. Especially since she claims you can make deals under her tutelage. If I can make 3 legitimate investments in one year, then it would be worth it to me. I'm still struggling with the amount. Still considering. Thanks for your response.

    @Terrell Garren thank you for confirming. My problem is that I don't know how to setup the business to execute. I've read a lot, I taken classes and even done research on Bigger Pockets, but I still don't have a business process. Do you have any recommendations to accomplish this?

    It's easy to get bogged down in that area, which typically is just a distraction for action.  You don't need a business to purchase and flip/rent a home.  I've done it several times in the process of my life.  However, if you do want some mentoring, the SBA has an excellent program called SCORE.  It's free.  You apply and they match you up with someone in your industry.  The SBA can be a gold mine for keeping you accountable and they also have resources for creating a business plan.  I have a few entities but they are mainly for asset protection and avoiding probate for my survivors.  I'm not suggesting there is not value in those things or that you should not have them.  I just see a lot of ladies getting bogged down in the legal part, which you'll likely never understand, as even the experts disagree on which entity structure to have.  Do you want to have a pretty business structure or do you want to be a real estate investor?

    You make excellent points, but I don't even know how to structure my first deal. The steps 1- Do ABC, 2- Do DEF, 3 =GHI. That is what I am really looking for. I suppose I need a mentor.

    In 2008, I begin learning.  No mentor, no classes, a couple library books, several podcasts and BP. Learned how local auctions and tax foreclosure sales work.  Learned how to monitor courthouse sales. Learned local comps to identify good deals. Bought my first SFH, I think for $82K.  Used local attorney to close. DIY all repairs - floors, wall/door repair, new fixtures, paint, appliances, landscaping, etc.  Purchased umbrella insurance policy. Drafted the application and lease agreement.  Screened applicants, found tenant, signed lease.  Interestingly, same tenant is still in the house 14 years later. Rinse and repeat.

    Somewhere around SFH # 

    5 - Started outsourcing most repairs, built relationships with skilled trades, began using tax professional (not CPA).

    10 - Formed LLC (too easy) and business checking / credit account. Moved properties to LLC. Purchased commercial insurance policy. 

    15 - Retired from W2 job

    20 - Got GC license and began building new construction rentals

    26 - Slowing down acquisitions.  SFH rentals are like children - the more you have the less time and stamina you have to make new ones. 

    I'm certainly no expert, but PM me if you would like to phone chat.  My fee - $0 and probably what it is worth. 

    Disclaimer - I began in 2008 with a very good W2 salary and savings.  A goldfish could have been made money in my situation.

    Stay away from you tube and this mentorship is ridiculously high. Join your local REIA. Join the Greater Cincinnati REIA. Most classes are online without extra cost and membership is $25 a month. Network. You don't need to pay that kind of money to learn. It doesn't guarantee anything.

    I am just finishing up the 8 day Without Fear of her future class/program, for $17. The mentorship program is now $19,500!! I cannot do this. I received so much info, but there is just enough details left out to make you want the help to get going. Not sure what to do at this point

    I was also looking for reviews out side of the FB Group , can’t find anything.

    And yes, her Mentorship program is $19,500 now

    I joined the Mentorship when it was $9700 but i only had access to the coaching calls for 4 months. Now you get access for an entire year. I've benefited greatly by the material in the program.

    I’m going to take the mentorship class I need a change in my life I’ve wasted so much money on other things I mean I really don’t have it to Waste  but I just need to change The only thing I hear is that it takes money to make money I’m looking forward to create a new chapter in my life I keep trying and finding ways to do things different with my life and sometimes I just run into a brick wall if I get excepted I’m taking it I can post some updates

    Yes.  I've done a private money loan on a deal and just closed on my own flip, at a decent profit.  The mentorship had increased in price but not only is it now longer (12 months coaching vs. my 4 months) but you also get coaching from many more coaches,  including topics as business mindset,  flipping, and my favorite,  finance coaching by a RE finance expert/genius!  

    I've become a big fan of Grant Cardone and I've learned,  you can't wait until you have every single detail to take action.  Because you will never know everything and there will be some risk.  Sometimes you just jump in and figure it out as you go.  Your other option is to stay where you are.   I want more than that for me and my family.  😁

    It does take money to make money.  It just doesn't have to be your money.
