In response to your reply @Amy H., I am from the Danville VA area and, as @Jeremy White stated, it is very much so economically depressed! I am a real estate investor (with a concentration in buy-and-hold properties) as well as a Police Officer for the city and I will warn you that crime is an issue. However, from a rental perspective, there is potential due to the underlying fact that no one wants the responsibility of owning there own home. Toward the outskirts of the city is where the more affluent neighborhoods are so investing around Danville could be prosperous.

    @Account Closed Do you have any leads on off market properties? I'm in the Richmond area, and this area is out of my budget as a new investor. Looking for something manageable.

    Honestly, in this particular market, the on-market properties are still affordable. I purchased five during 2020-2021. Am in the process of renovating one now. Once the Caesars Casino opens (2024) they’re anticipating 2 million visitors a year, so now’s the time!

     It’s interesting you posted in this thread. I was just reading it this morning. Do you have any contacts for reliable contractors in the area that work on rentals? 

    It’s difficult to find contractors that understand that it’s a rental, I’m not looking for top of the line features. I prefer durability and simplicity over style.
