When inquiries come in overnight or on weekends, what's your setup? AI tools, chatbots, voicemail, something else?
I'm just curious about a few things:
1. What's everyone actually doing right now?
2. What solutions exist and which ones are people using?
3. Is there anything that handles the full flow, taking the inquiry, qualifying the lead, booking the appointment, and having a summary ready the next morning?
4. What are the real pain points with the current options?

Great questions, showingtime has a low-cost 24/7 800# to collect inquiry questions, caller contact information, and criteria. They do not schedule appointments or convert leads.
For the full flow, I'm sure there are AI workflows to qualify leads, book appointments, etc.
Other solutions include having an after-hours ISA to field calls. Depending on target audience, advertising workflow, etc., you may have relatively low call volume after hours.

Hey Abel,
Thanks for your reply. The ShowingTime gap you mentioned (capture but no qualification or booking) is exactly the thing I was trying to pin down.
I just have 2 quick follow ups if you don't mind:
1. What kind of agent or team do you think actually gets enough after-hours volume to make a system like this worth it? Heavy Zillow/Realtor.com spenders, team leads with high inbound, or something else?
2. For agents who do use ISAs, what's the usual complaint? Cost, quality, consistency, something else?
@Abel Curiel 's point about ShowingTime handling the capture piece is a good one — low-cost 24/7 collection works well for volume, and for straightforward inquiry types it removes the human bottleneck entirely.
@Dhruv Kaul to your follow-up questions — the agents I've seen get the most out of after-hours systems tend to be on the heavier Zillow/Realtor.com end, usually 10+ inbound inquiries a week. Below that, manual works fine. Above that, the missed response cost starts to outweigh the setup effort.
On the ISA complaint side — consistency is usually the biggest one. An ISA is still a person, which means coverage gaps, turnover, and variable quality. The agents who've moved away from ISAs for the first-response layer usually did it after one too many leads slipped through during a sick day or a busy stretch.
Dhruv — are your leads coming primarily from one platform or spread across multiple sources?

Most are using VAs in the Philippines, who are 12 hours ahead of us.
As a small landlord, I've found that the biggest challenge isn't necessarily lead capture anymore. It's what happens between the inquiry and the showing.
Responding quickly is one piece of it, but answering the same questions over and over, qualifying applicants consistently, and making sure nobody falls through the cracks is where most of the time gets spent.
I looked at a number of solutions and found that many either stop at lead capture or require quite a bit of manual follow-up. Because of that, I ended up building a small tool for my own rentals to handle the initial conversation and pre-qualification process.
I'm still testing it on a handful of units, but it's been interesting to see how much time is actually spent on that first stage of leasing.
For the property managers here: where do you feel the biggest bottleneck is today: getting the first response out, or the qualification/follow-up process afterward?
