One thing I’ve noticed is that most discussions around lead generation focus on finding more leads, but not much gets said about what happens before those leads get handed to a VA or cold caller.
If you have 500–1,000 skip-traced seller records, how do you decide which ones should be worked first?
Do you prioritize based on:
Equity?
Absentee ownership?
Length of ownership?
Property condition?
Contact confidence?
Something else?
Or does your VA simply work the spreadsheet from top to bottom?
It seems like even a small improvement in prioritization could lead to more conversations without increasing the number of calls.
I’m curious what others are doing. Is there a process or technology you’ve found that helps decide where your VA should start?
Typically I have mine filtered by these things before I decide to skiptrace. But if I was doing it in reverse, I'd filter by length of ownership and property condition. I don't particularly have a problem with reaching the decision maker.
My process is prioritization usually filter by ownership length, and any recent live data signals that come in (probates, foreclosures, divorces, etc) then I filter on usually min 3 bed, owned by an individual usually.
Once I've done that I usually have a list of about 10-15k that I have my VA use a multi line dialer on/ I've been experimenting with bulk texting and having the VA single line dial on the positive response
