Facebook Ads for Motivated Seller Leads [Progress thread]

There are a lot of posts and Youtube videos on using Facebook to generate motivated seller leads, but most of these only cover a small part of the overall marketing campaign. Online marketing has evolved a lot in the last few years- no longer can you expect optimal results from making a couple Facebook ads with stock photos.

I believe that I can find off market deals cheaper than direct mail by using online marketing.

I started working on this project 2 days ago and I’m going to document my entire journey here, including:

  • Which strategies work and which don’t
  • The tools I use
  • How much money I spend on ads, design, vendors, etc.
  • The exact ads I use
  • My cost per lead, my cost per deal...everything

Why am I doing this?

I want to find off market deals and creating this thread will keep me accountable.

This thread also gives me an easy way to share my learnings. Plus, some of you will have great suggestions on how I can improve my strategy :)

What I’ll be building and sharing over the next few weeks

  1. A high converting landing page.
  2. An outline of my marketing funnel- this will be my road map as I build out all the pieces of this project.
  3. Video and photo ads for Facebook- I’ll test these to see which ones work and which ones don’t.
  4. A messenger bot for Facebook ads- We’ll see if these perform better than lead or landing pages ads.
  5. A system to manage leads and automatically follow up with them

Test budget: $2,500.

Most people spend between $1,500 and $2,000 on direct mail to find a deal, so I thought $2,500 made sense since there are some set up items (website design, graphic design, etc.) that cost $500-$700.

I’ll update this thread every few days with my progress. I’d love to hear your suggestions!

I’ll do my best to create detailed posts of what I do, in case anyone wants to borrow my strategies. Feel free to ask questions if anything isn't clear.

As someone who spends $100,000+ per year on marketing I can say that the highest ROI you'll get from sellers is from direct mail. Online marketing is going to have it's biggest impact on creating and maintaining brand awareness.

    @JT Rose That makes sense. Right now my only audience that's above 1,000 people is the 3 second views. My 10 second view audience is just under 500 people. Should I use the 10 sec view audience for the 3% LAL once it hits 1,500 people? Or is there a better audience to base this LAL list off of? 

    I don't have any skip traced lists at the moment, but I do have MLS access so I could pull a list from there and upload the names, city, state and zips like I saw in one of your videos (if that's better than the 10 sec view list). I wouldn't have phone numbers though. One example of a list I could pull would be people who have owned properties more than 15 years.

    In campaign 2 the only options Facebook gave me for optimization was leads. I used the lead generation objective for the campaign. Do you think it makes sense to create a 2nd campaign and use the same ads, but optimized for conversions?

    I do have my pixel set up, but I'm not using the traffic objective in any campaigns at the moment, so not getting too much website traffic.

    What are your thoughts on using the Reach objective at the top of funnel? That's what I'm currently using (details on page 3 of this thread), but I'm wondering if I should switch this to another objective like traffic or video views.

    @Michael McKay - Top of Funnel Objective: Yes, reach will put it in front of as many people as possible but your creative is a video. Consideration rather than awareness can still be considered Top of Funnel. Target for Thruplay. Your Thruplay costs are 3X higher than they should be. Another reason they are high is because....

    Top of Funnel Audience: Your audience doesn't have any demographic targeting filters. Yes, it is true that the more filters you add, the higher your CPM costs. But you want to filter at the top of the funnel so that you aren't adding those filters later on when you retarget. As you go down the funnel, costs will increase. Best to think long-term. Despite the restrictions on Special Ads categories, I recommend testing for targeting such as For Sale By Owner. You might get interested buyers, rather than sellers, but you can filter out for that, as well.

    Top of Funnel Creative: I suspect another opportunity for optimization will be your videos. Face-to-face videos are popular. May I recommend that you A/B test a face-to-face video with a more generic, boring stock video? I think you might be surprised at the result.

    Top of Funnel Structure - A friendly reminder to do all of this in different ad sets to avoid re-triggering the learning phase.

    @Michael McKay I would wait until you have the 1500 people to create that lal and as you gather more data it should automatically update and continue to grow. 

    On the MLS the 15 year list can be a good idea but if you're not going to skip trace it then you need more entries to make it worthwhile because your match rate is going to be low. Another Idea is going to your Title office and having them send you the tax/preforeclosure in the counties you're interested in every month. I know some states have different rules on if the title company can do this or not but here in UT you can or you can access it yourself through the county accessors page.

    Yeah I prefer conversions though they do generally cost more I just feel that my leads tend to be more motivated coming from my website then lead forms but I do test both in my client's campaigns because every market is different.

    I think reach can be a good objective depending on your goal with the campaign. It's good at a top of funnel but for finding motivated sellers I haven't found it to produce results as good as traffic campaigns or video views campaigns do. I think reach can be a great campaign when paired with your cold calling or direct mail lists. I like to release ads 5 days before you start your cold call campaigns/direct mail campaigns with a frequency of 5-7 a day. The goal is to build the brand awareness before they get your mailers or phone call so they are a bit more educated and open to the idea of a cash sale.

    @Ahmed K. Thanks for the insights! I'm running an A/B test right now of animated video vs face to face video. As soon as that's complete, I'll run another A/B test for Reach vs Video views optimized for Thruplays. Hopefully, this can lower my cost per Thruplay.

    Re: Audiences- Do you think I should run an audience A/B test after the A/B test I mentioned above or before? When you say filtering out buyers, are you doing that by excluding certain interests or based on your ad copy?

    What do you mean by your last point "Top of funnel structure"?

    @JT Rose Sounds good. I'll hold off on creating that LAL until I'm at 1,500. As of today, I'm at just over 1,000 ten sec video views, so it shouldn't be long until I'm there.

    I had my VA look into the tax delinquent list a few months back in CT. It's not as readily available here and she hit some roadblocks, but I should probably dive more deeply into this and pre-foreclosures. I just reached out to a realtor friend, who sources a lot of off market deals in the area, to see if he has any ways to source this.

    That makes sense that website conversions would be higher quality/more motivated. I'll make sure to test this after some of my other A/B tests wrap up.

    I love the idea of the high frequency reach campaign before a cold calling or direct mail campaign! I'm not doing any cold calls or direct mail right now, but if I add those in the future I'll definitely try that strategy. For now, I'll add the traffic objective to the objective A/B test I mentioned in my post above and see which works best.

    A/B Test Campaign 2- Face to face videos

    • Testing creative to see which animated videos performs best
    • Objective- Reach

    Should I try a different objective instead of reach? I chose this objective because I thought it made sense to try to reach the most people in my market for the cheapest cost and then use other objectives on retargeting.

    Is there anything else I should change based on what you see?

    I wouldn't recommend using reach for your top of funnel ads - you want to get people to convert through your form - that's where you should focus so the algorithm can optimize. Also, your testing budgets & impressions are very small to be drawing conclusions from the data. 

    Reach can sometimes be better once you're getting into retargeting since they've already taken a website driven action in the first place (assuming you're retargeting based on an Event code)

    @Michael McKay Regarding audiences, you can do that test afterwards. Regarding filtering out buyers, you can do that based on ad copy and percentage of video watched. You may want to add another layer in the funnel with an additional video for that. For example:

    (Top of Funnel) Campaign A -> Thruplay -> Audience -> New Haven +15 mi AND FSBO AND Home Renovation AND (you get the idea) -> Ad A

    (Top of Funnel) Campaign B -> Thruplay -> Audience -> Users who watched at least 10s of Ad A -> Ad B

    Users who have now watched at least 10 seconds of Ad B are now an audience that has demonstrated interest in TWO videos regarding selling homes. You've qualified them just a little bit more.

    I'd say that this method (with research done through Facebook Audience Insights) is more cost-efficient than buying a list and uploading it to Facebook. 

    Regarding the structure, I recommend that you do any tests in different ad sets. You would duplicate the original ad set and modify the new one. Facebook only optimizes the ad sets once they exit the learning phases. Small changes to an existing ad set, whether it is budget (by a certain amount), audience, etc will return your ad set into the less-optimized learning phase. This will cost more money. Leveraging Campaign Budget Optimization (at the bottom of the first page when setting up your ad campaign) could help here, as well.

    @Angela Russo Got it. What objectives are you typically using for top of funnel ads?

    @Ahmed K. Got it regarding the the audiences. I'll test these after I text the objectives.

    I like the idea of adding the additional video in the funnel. Right now my 10 sec video plays are still pretty low, but I could see this working well once those are higher and I need to filter.

    I've been creating new tests in separate ad sets, so I think I'm good there.

    @Michael McKay  If you're looking to send them to educational content (blog post, etc), then I go with Traffic. If your goal is go get them through a form/funnel opt-in on your site, then conversion with the appropriate event tag

    UPDATE #16

    My Facebook Ad was blocked without any reason given for the last several days. Facebook support finally got back to me and said it was a mistake and reinstated the account.

    1. The A/B test for the best video is complete. A face to face video was the winner, but there were two very close runners ups out of 10 videos total. I'm going to re-test the top 3 winners once the test for the best objective is complete.
    2. I just launched several campaigns to test the best Top of Funnel objective. I'm testing Reach, Video Views, and Traffic optimized for landing page views, and Lead Generation.
    3. The only lead that came in so far, was a contractor looking for work who called the tracking number on my Facebook page.
    4. $135 total spent so far on ads.

    UPDATE #17

    After the test, it looks like the best top of funnel objective to build my audience has been Video Views. It was the cheapest way to build the retargeting audience and the age breakdown of people who received the ad was on the higher end compared to other ad sets. E.g. With the traffic objective, Facebook was serving my ads heavily to the 18-24 and 25-34 age groups, which are less likely to be motivated sellers.

    With the Video Views objective, I'm now getting 10 second video views for 2-3 cents. Previously, I was around 7-8 cents per a 10 second video view.

    I left on the lead generation objective top of funnel because there aren't enough impressions yet to draw a conclusion. The CPM (cost per thousand impressions) is $30, so there's only been a reach of 500 people so far.

    Today, I'm going to set up some audience A/B tests. I'll keep everyone posted with the audiences I set up and the results.

    You may want to look into the targeting and the ad on the lead generation side. How much money have you spent resulting in the 500 impressions?

    Last night I created two new campaigns. Details below.

    Campaign 1- A/B test to find the best audience for top of funnel campaign

    I stuck with the video views objective based on my previous test and I created 5 audiences to test.

    • Special ad audience- (lookalike audience) 1%
    • Special ad audience- (lookalike audience) 1-3%
    • Interests- For sale by owner or real estate broker or Trulia or Zillow AND Cash out refi or home equity or HELOC or home equity loan or installment loan or reverse mortgage
    • Interests- Cash out refi or home equity or HELOC or home equity loan or installment loan or reverse mortgage AND construction, home construction, home improvement, home repair, renovation
    • Control open audience with no interests (the same one I used before)- Orange, CT + 15 mi

    Campaign 2- 2nd qualifying video for those who watched 10 secs of the original top of funnel video

    I noticed that my top of funnel video had a reach of 8,000 with 1,300 10 second video views. It seemed a bit crazy that 1 of 6 people were actually considering selling their home, so I took @Ahmed K.'s suggestion and created this campaign to qualify them. Here's how I set it up:

    • Target audience- anyone who viewed 10 secs of the top of funnel video within the last 10 days, excluding people who have clicked the ad or already watched 10 secs on this campaign video. I figured if they clicked the original ad they're more motivated, so I can target them right away with a lead generation ad.
    • Ad sets- I set up two ad sets. Ad set 1 targets people for the first 5 days with one video and copy. Ad set 2 them targets them for days 5-10 with another video and copy. For ad set 2, I did this by creating a custom audience of 10 day viewers and excluding the 5 days viewer audience from ad set 1.
    • Ads- I took the two videos that performed 2nd and 3rd best in my test campaign and I used different copy for each video. My theory is that people wouldn't want to watch the same video they already watched in the TOFU campaign and that each video may appeal to a slightly different person/situation.

    @JT Rose So far on the lead generation ad I've spent $19 for a little over 500 impressions. The link click CTR is 1.66% and the unique CTR is 1.91%. I just tried creating another ad set with a shorter lead form, since I haven't got any leads so far.

    I've been targeting an open audience for the campaign- Orange, CT + 15 miles. Do you think I'm wasting money trying to go for a lead generation objective right away? Or should I target a more specific audience?

    Also, curious to hear your thoughts on the video feeds placements. In my TOFU video views campaign with an open audience (Orange, CT + 15 mi) Facebook served 7,450 for 8,750 impressions to the video feeds placement. This led to 1,121 10 second video views from that placement. It seems unrealistic that 1 in 8 people are potentially interested in selling or maybe it's not and I'm totally wrong here.

    Do you use the video feeds placement or have you found the video views here to be a low quality audience?

    Its tough to say this much in the beginning going broad on a lead gen I've seen be good in some areas and bad in others. What kind of Call to Action and Ad are your running for it. It will perform better if its a lead coming from earlier in the decision-making process but that makes your follow up more extensive and important. I prefer to run my lead gens to LAL audiences.

    I think that 1 out of 8 probably don't need to sell their house but that doesn't mean that a cash offer doesn't interest them whether its for them or somebody else they know. Another thing to think about is how long your video is. I like mine to be able to about a minute long so I can retarget my 50% video views or 30 seconds. If your video is only 10-15 seconds long you're going to have a bunch of people being forced to watch the video because Facebook will place it as an unskippable ad. Changing your placements though can be helpful for this, I like to keep my placements purely on Facebook for this objective because the audience network doesn't let you track actual video views which can skew the numbers as well. So I do think it's worth running this objective because you are tracking general interest and it helps you lead down the funnel as well as create separate audiences to test LAL audiences from.

    @JT Rose Got it. I ended up turning off the top of funnel lead gen ad to open audiences because it wasn't performing. Maybe I'll try it again later with once I've found a good LAL audience. The LAL audience based off 10 second video views that I'm testing now is doing performing almost exactly the same as the open audience, but now that I have enough 50% video views I want to test an LAL based on that audience.

    I didn't realize the unskippable ads could be causing a lot of those 10 second video plays. That may explain why the LAL based on 10 sec views hasn't been outperforming. I ended up going with a top of funnel video that's a little over a minute, since it performed the best of all the videos.

    I definitely need to run some testing to optimize my middle of funnel targeting, video, and copy. I'm going to shoot a few new face to face videos and try retargeting 50% video viewers instead of 10 sec viewers. Have you found any topics work better in the middle of funnel videos vs top of funnel?

    Update #18

    The first lead came in yesterday! The seller filled out a lead form on Facebook then clicked the button at the end of the form and filled out the compete survey on my site about the condition of the property, the price they want, and their motivation. I spoke to the seller on the phone within a few minutes of the lead coming in. Unfortunately, the seller refinanced the property in 2005 and still has 150k left on the mortgage. Property values have down in that area and the cash comps for similar 2 families are between 80k and 135k, so it doesn't look like there's a deal to be made.

    Other updates

    • The audience A/B test that I mentioned above is completed. The open audience performed the best.
    • I created another audience A/B test. The audiences I'm testing this time are the open audience, 50% video watchers 1% lookalike, 75% video watchers 1% lookalike, and a 1% lookalike of a list of longterm owners that I uploaded as a custom audience.
    • Over the weekend, I created a retargeting ad set of only the people who watched a the qualifying videos for 10 secs. This means that they watched at least 2 of my videos for 10 seconds- the top of funnel video and the qualifying video. The unique click through rates are much higher on this ad set (3.98% vs 1.59% on the other retargeting ad set), but there's only 200 impressions so far.

      I had another lead come in from the campaign yesterday. Had a few phone conversations with the owner, but he doesn't seem that motivated to sell right now. I've spent $570 on ads so far, so the cost per lead is still very high and a lot of testing is still needed.

      The second audience A/B test that I mentioned in my post above is complete. This one was a lot closer than the last test, but ultimately the open audience was still the winner. I tested open audience vs 50% video watchers 1% lookalike vs 75% video watchers 1% lookalike vs 1% lookalike of a list of longterm owners that I uploaded as a custom audience.

      I'm going hiking for a week and won't have cell service, so I won't be updating this thread for a week. I'm going to leave my top of funnel ads running to continue building my audience and reduce the budget on my retargeting ads since I won't be able to answer the leads.

      Update #20

      Only one lead came in when I away. I haven't been able to get in touch with the lead- most likely since I was unable to call right away while hiking. I'm going to continue to call and text to see if I can get in touch.

      Over the past 14 days, the retargeting ad where I used the qualifying video audience performed worse when looking at the click through rate and cost per click than the retargeting ad with my original audience, so I disabled it for now. I'm going to dive into everything more later today and see if I should make any other changes.

      So far I've spent $770 on Facebook ads for 3 leads with no deals so far. I got in touch with 2 leads, but they weren't motivated to sell at a price that made sense. After doing a lot of research, I decided to switch my site over to Carrot and I bought their Facebook ads course. My focus for the next 5 days is going to be getting everything set up on Carrot and completing the course. I'm also planning to shoot some new videos to A/B test.

      Today I shot a bunch of new face to face videos. I decided to create more videos around specific topics to resonate with sellers experiencing those problems. E.g. One video covered problem tenants that can't be evicted due to the eviction moratoriums. I also plan to shoot a few more general videos

      I'm going to film some more tomorrow. Once I finish the videos, I'll post the topics I covered here.

      Filming the videos for ads always takes longer than expected, but I just wrapped up recording a ton of them. My VA is going through an picking out the best ones. From there, I'll review them and have her edit the top ones to test out on ads.

      I'm going to run tests on the all of these videos and will keep you posted. For the retargeting ones, certain videos will be used to retarget if people engage specific previous videos. E.g. If someone engages a problem tenant video, then I'll retarget them with the cash for keys video.

      Update #23

      I completed the Carrot Facebook course over the weekend and spent the last few days putting together a detailed plan using that and some other resources I found on Youtube. The plan is 17 slides long, so I uploaded it on Slideshare, since it wouldn't fit in this post.

      I also decided to move to Florida for at least the rest of the year, so I'll be relaunching the campaign in the Jacksonville market. It will be interesting to see what works there and the costs vs CT.
