I have a property in southern Ontario, Canada, that I am in the middle of rehabbing. I'm turning a house with 2 units into 3 units. Does anyone know of a software program or app that can be helpful in selecting or screening tenants?
I use Transunion Smartmove because it allows you to have your tenants pay the application fee directly and provide their social security number directly to the company without giving to you. The caveat is that when you do have them sign the lease, you need to manually get the social security number. It's a great service, cost $35 for full screening including eviction history/credit report/etc.
I researched a lot of different options and chose that one due to the convenience and being able to have tenants set up and apply directly there and pay the company directly. It increases the pool of renters because some renters don't like giving their SSN to potential landlords. This way you only collect it from the tenant that passes the screening.
I use tenantbackgroundsearch .com but not sure how well it works for Canada.
