Look into ohio. Better for BRRRR deals in columbus. You can run 75% ARV all day and deliver good product. Find good teams with off-market deals, contractors, good HML/DSCR, and PMs.

I’m local to Detroit and work with a mix of out of state investors doing BRRRR, flips, and long term holds. Finding the right team is definitely the make or break factor here, especially with how block by block the city is and how rehab timelines can change fast if there’s no local oversight.

There are some solid investor friendly agents and lenders in the market, but honestly the bigger challenge I see people run into is coordinating the rehab phase and making sure the work actually matches the scope and budget. That’s where deals either succeed or fall apart.

If you’re starting to put a team together, I’d be happy to point you toward a few people I’ve seen do a good job, and also share what to watch out for with contractors and neighborhoods. I also do property walkthroughs, photos, and rehab check ins for folks who invest remotely, so I’m in the mix with a lot of these projects.
