Discouraged and need guidance

I am a wholesaler and have learned a great deal from my local REI group, here on Bigger Pockets, and from other sources. I know I have a lot of knowledge and a lot to offer others. But my problem is being able to find properties that I don't have to go through a broker for with wholesaling. For rehabbing it isn't a big deal but as a wholesaler it is much more difficult. I don't have the money to go straight into rehabbing so wholesaling is how I start to gain capital. Great way to begin if you know how to find the property.

Finding lenders for a new company starting isn't too difficult but not easy either. Finding properties for rehabbing is very easy to do as well. Does anyone have any advice on finding homes for sale by owner? I know there is a lot out there but I can't seem to figure out how to find them. I appreciate any constructive criticism and advice to help me get started.
