I agree 100% @Peter Davis the entire SW Florida area looks excellent and has a bright future. I primarily invest in Cape Coral due to prices generally being cheaper than Naples. However, anywhere you choose at this point the future looks good for our area.

    @Bruce S. Raphel Would love to chat about SW Florida market. I am living on the SE side which is ultra-competitive currently. We just picked up a 8 unit in Fort Myers at the beginning of the year with value add opportunities. Love talking shop anytime!

    Hello = jumping in on this thread; I'm a longtime rehabber and housing provider in NE Ohio. We're looking to start investing in Florida with a motivation of snow-birding at some point. Already connected with the SWFL REIA, any input on the better local REIAs? The area still seems fairly affordable at this time considering the national trends.

    I'd like to connect to fellow investors, especially those looking to sell any SFR & small multi units.

    I'm very bullish on the future value appreciation and growth potential of SW Florida, Fort Myers and Cape Coral in particular. It's hard to find comparable cities with the amenities they have that are as affordable, particularly for waterfront properties. And the positive reports, ratings and accolades keep rolling in, i.e.: best places to retire, best places for families, etc.

    Hey all, I also have a rental in Fort Myers that I bought in 2019. Hit me up to connect and share resources! My non-paying tenant finally got evicted by the sheriff yesterday and I am looking at advice to rehab and keep or rehab and sell. Preliminary rehab estimate by PM is 35k.
    Will be glad if you have contractors you like and recommend.

    @Le Yi I would recommend Ian Voakes with Voakes Construction. He's a local builder and investor who does many investment property rehabs

    @Andrew C. I think I was looking through people's comments about PMs in SW FL. And then I didn't call for a long time while we tried to manage out of state for the first year. When the pandemic hit and the tenants stopped paying, and we worried day and night about payments, whether to evict, laws, paperwork, I decided to call someone. I think I found a few names on BP and called. PM me if you want to chat more!

    Wow! $35K to rehab a 2019 built home. Your ex-tenants sound like real gems. I used to work as a project and asset manager for the Los Angeles Housing Authority, which owns all the public housing in the city- some tough neighborhoods. I've seen burnt out units that didn't cost $35K to rehab. Did your PM find your tenants and do the vetting? If so, I'd consider finding a new PM too.

    @Peter Davis The house was built in 2001. My current PM didn't find them, my ex-ex-tenant did (sub-rented to them without my permission). My husband then empathized with them and decided to sign them on. Pandemic then hit, moratorium, and here we are.
