Would you consider this a solid buy & hold in Sacramento at this price point?

Curious to get some feedback from others investing in Sacramento or similar markets.

I recently came across a 2 bed / 1 bath property in the 95822 area (South Sacramento / Meadowview), and I’m trying to get a sense of how others would evaluate it as a rental play.

Here are the basics:
• Price: $272K
• ~958 sq ft (half-plex style SFR)
• Vacant
• Light cosmetic work (paint, flooring, minor repairs)
• Estimated rent: ~$2,000/month
• Renovated comp on the same street sold around $343K

It’s not a heavy value-add deal, more of a lower-lift opportunity with a relatively quick path to stabilization.

For those actively buying in Sacramento:
• Would this pencil for you as a buy & hold?
• How are you looking at deals in this price/rent range right now?
• Are you prioritizing stronger cash flow, or are you still comfortable with appreciation plays in areas like this?
