Nashville, TN is super competitive right now, so prices are really inflated, making it hard to find something that makes sense. I've been waiting about 8 months to post here, but I finally closed on my first property! Owner-occupied FHA duplex, with a Section 8 tenant in unit B. 2bd/1ba units. 80% of the rent is paid by S8, and the remainder is paid by another program that pays the tenants' monthly bills - sort of a money management/budgeting program. But 100% guaranteed rent each month! (Oh, and the tenant in unit B has been there for 6 years!)

The numbers:

Purchase price - $95k @ 3.875% 30-yr fixed

Cost to close - $3,325 (3.5% down) + $1,500 (my portion of standard closing costs..the asking price was $114k but the appraisal came back at $95k, so the seller was not paying a penny in CC, which is understandable..the bank paid the rest of CC) + $200 home inspection and $45 termite inspection

All in cost to close - $5,070.00

Mortgage (PITI) - $735.08

Rent from unit B - $680.00

My living expense - $55.00

Definitely still need to factor vacancy, PM (I'll self-manage for now, until I build up a portfolio large enough to justify hiring out management) and miscellaneous expenses, but it's not a bad start. Also, when I move out, the numbers will only improve. I'll start the new tenant at $750 or $800.

I'll have to put about $6k in repairs upfront, due to previously deferred maintenance, but I'm hoping it'll just be routine upkeep after that. Plus, I have some breathing room in my budget for repairs, now that my living expense went from $750/mo (my last apt rent for a 1bd/1ba) to $55/mo! I'm requesting a rent increase from S8, to $800/mo to help offset the cost of repairs, but even if they deny the request, I'm still coming out way better than I was when I was renting :)

I'm 23, and was pretty nervous about taking the plunge. The forums, podcasts, and actually meeting with a couple BP members in person for coffee and conversation really helped me to realize that it's possible.

One thing I've learned through this - don't just pull the trigger on a property because you're tired/frustrated with your current situation. An impulse buy is fine if you're at the drive-thru, but it's no way to buy real estate! It's better to hold out until you find something that meets your criteria - even if it takes 8 lonnnng months.

I know I still have a ton to learn, but at least I can learn pretty much rent free, if nothing else. I will definitely keep asking questions on the forums haha

Don't Live RENT FREE!  Pay into your operating fund the same amount of rent you are paying now! Grow your war chest and be able to show rental income to future buyer/bank/lender.  It will also help you avoid lifestyle inflation during these formative years of your investing career!

    That's so awesome, congrats! I'm 24 so it's very inspirational seeing someone close to my age doing this. This is something I want to do in the future. I love what you said about impulse buys. Keep up the good work!

    @calebbryant Thanks man! I'm excited for you too!  What areas are you looking to invest in?  Franklin has lots of nice areas.  I hear Columbia is heating up as well.  Are you from Franklin?  I've only been in Nashville for 1yr but I love it so far.

    Congrats!  I, like Michael, am also looking for a multifamily. Like you Mark, I want to live in one of the units.  Im living rent free at the moment though, so I'm trying to be patient.  I am looking to find somewhere that is within an hour of both Hendersonville and Clarksville (I work in Clarksville and the finance works in Hendersonville).  Any tips guys?

     It's North Nashville, in the  Haynes Park/ Bordeaux neighborhood.  There were a couple triplexes that came up in East Nash, but one of them needed a good amount of work and the other was overpriced

    Congratulations Mark - huge first step, keep up the momentum!

    A tip about Section 8 - I know a few guys who have properties with S8 tenants, it's vital to build a relationship with the inspectors and office ladies. Remember that these are government employees, you want to be on their good side and they'll be more helpful/flexible with you. A guy I know sends them a large fruit tray around thanksgiving and occasionally drops by the office and delivers cupcakes. You'll find that if you're ever in a dispute about inspection results, or asking for a rent hike, being on their good graces helps tremendously. It's little acts like this that make a big difference.

    This is great. I'm moving to the Nashville area here in a few months. My wife and I are looking for our first house. I'm leaning more towards a duplex/triplex, and she would like a single family home. We will see what becomes available here in the next few weeks.

    @Leo That is a GREAT tip.  I tried to give them a super thorough organized package of everything they'd need upfront to transfer everything over.  I'll definitely keep that in mind, come holiday season.

     Awesome man, really can't go wrong either way.  MFRs appeal to me for the economies of scale working for you, but SFRs are great rentals as well, as many areas are going through gentrification, and becoming more desirable areas.

Just think... for the $11,000 you're paying (down and repairs), you have a place to live for a year practically free. After that, you could have a place generating well over 10% return on that initial $11K! Forever!

    no to impulse buying indeed when dealing in real estate.congratulations on the property and it was great to learn involvement on BP exposed what was possible.

    Friendly with those inspectors also pays off

    I love that explanation, overtime that 11 grand will be paid back , plus the principal downpayment and eventual cash flow when i move out.  So motivating thanks!
