    @Thomas Ruf It was HUD owned. Chicagoland has a lot of opportunity but just like other areas it gets very competitive

    Nice job!  Solid area.  What were the biggest expenses?  The kitchen must have been expensive.  Staging looks good.

    @Rob McGahen Yes, landscaping is one of the least expensive items we do and it can completely change the look of the home.

    @Mike Nelson Kitchens aren't cheap but they're not insanely expensive either. 

    Here are costs for a few of the items that were bigger tickets:

    Granite: $3,100

    Windows: $5,700

    HVAC: $3,200

    Floor refinishing (original wood): $2,400

    Appliances: $3,500

    Cabinets: $3,000 (excluding custom woodwork).

    Looks wonderful!

    Here are a few questions I always ponder for these flip posts--

    • How much time did this take you?
    • How many hurdles were there? 


    Simply doing small renovations myself seem to take forever and I have little patience due to lack of time.
    All that aside, congrats on the success!

    @Max Lopatin about 2 months from when the guys started. 

    @Lisa-Jean Zhao Yes I use a local company. Staging isn't cheap but they have wonderful designers.

    @Alice K. About 2 months for the reno. Not many hurdles, we do many projects a year so we know what to expect. As long as you have the right people in place it goes smooth. I agree you do need patience if you are doing one at a time.

    That is so encouraging, look how inviting the finished product is!  I'd love visiting the friend who owned that house.

    Question:  How involved are you with guiding the rehab team on the updates/renovations for the flip, are they more knowledgeable about how to modernize a home and you just agree to the Scope Of Work OR do you detail to them the changes you want performed (picking materials/blowing out walls/replacing windows)?  

    Since I'm new I rely on them to tell me how and what to update...

    @Marcin, who did the windows? I spent a small fortune on windows for two rentals recently. Your windows cost way less than what I spent on a one bedroom house.
