@Daniel Walus Palos Hills building department is how every department should be. Very very very easy to work with and very reasonable. Most interior remodels won't require permits (as long as major electrical or plumbing work isn't being done).
@Bob Hiltner Net to seller is not the net proceeds to seller. It is the net offer to seller. The accepted offer was a 315,000 offer with a $9,450 closing cost credit to buyers. Net offer of 305,500 to seller. The buyer was brought by another agent with a 2.5% buyer's agent commission payout.
No, we do real estate year round. We sell properties in the middle of winter and in the middle of summer. Yes people think the best time to list is in Spring as there are many buyers, however what else is there in Spring? A TON OF LISTINGS! So yes in the cold months you have less buyers but you also have much much less competition. The only week that is almost dead is Xmas-New Years. Right after New years it's up and running again.

I'm in the middle of a rehab now and I can say that the window company wanted to change me 8-10x to install what it cost me to have my guy do it, crazy. They wanted 3 grand just to install a french door!
@Chris Doyle A few dozen. No financing. This is typical. Usually we look for 20-30% returns (20% being minimum). On this project the total investment is about 230k. The ROI was approx 23%. Usually the higher the investment the slightly lower the ROI becomes (for example is much easier to net 40% returns on 60k investments, 24k profit. Much harder to net 40% on 300k... 120k profit). As long as the conservative estimates show a minimum of 20% return and we see low risk we'll jump on it....30% deals are no brainers.

@Paul Amegatcher We have a local supplier. Lately home depot prices on shaker style cabs aren't terrible. Our supplier carries a bigger variety which allows easy configurations for awkward or small layouts.

@Scott W. Most are done with no partners. When I refer to "we" I refer to my team. Contractors, leasing agents, designers, etc. There usually is no direct partner on projects that we or that our clients do.
@Jessica Jay-Maleski Yes! It's a black glass tile. It's actually a little less black in person (more of a dark grey). My main camera died and I had to use my iphone :/ so it came out a little different than in person.
