My partner and I just completed our FIRST FLIP and we are so excited about it!!! We have both been in construction for nearly 10 years now, and have been talking about trying our hand at our own projects for awhile. Well, we finally took the leap and it was worth it! It was not easy, but we are so glad we did and now we cannot wait for the next one!
$163,000 - Purchase Price
$133,000 - Total Cost (Reno & Operating Expenses)
$17,000 - Commission
$378,000 - Sale Price
$65,000 - Profit
21% - ROI
The project took about 6.5 months. 3 bed, 2 bath 1,400 sq ft single family house outside of Greater Boston. Take a look at the photo's and let me know what you guys think! Also, a big Thank You to everyone who is a part of this great community!

Man I love when the before and after pics are shared on here. You and your partner did an awesome job with the cosmetic finishes...I personally love how inexpensive recessed lighting is and the dramatic difference it makes to a space. Great job and congrats on the ROI!

Steven! The whole story in it self is POWERFUL!! Your experience in construction shows within the before and after, but I am pumped that you took the leap of faith and y'all decided to go for it in the first place. Life & Game changing move man! I love it when people go for something great and it works out. Way to take action and see it though, keep it going and keep being a inspiration.

Congrats! One of the hardest things about the first flip is deciding to actually do it and then to see it through to completion. The experience and knowledge gained is invaluable and it gives you the motivation and confidence to do the next.... the big ROI on this one doesn't hurt either...

@Steven Rubino may I ask how you financed the project? Also where did you find the deal--MLS, off market, mailing?
Was it your money, hard money, private money?

Steven Thank you so very much for this tremendous inspiration!! I certainly needed it today!! I'm in the painful process of selling my home, move into something much smaller with my kids, to start our first flip opportunity. Seeing this certainly helps ease the anxiety somewhat of going into something unknown to me. I am reading a lot of books and getting a lot of guidance here on biggerpockets and with success stories like yours, I am getting ready to take that big step to fly.
