$50,000 Profit Group Flip Before and After Pics

See pics at the end!   A lot of people have asked me to write about it and share some of the details.  I hope this helps those of you that maybe run similar large groups, or those of you who just want to get more confident with the idea of flipping.

It all started in November 2017 when I announced at one of my monthly meetings that I wanted to teach people how to flip, but I wanted to do it inside the actual home. In other words, a real hands-on type of flip. I am not a big fan of the many "Gurus" who charge big money for low quality events that never really teach anyone how to do anything.  I believe if you want to learn to flip and learn how to do a flip on your own from beginning to end, you need to get inside the home and actually see how the work is done, how to project manage it, how to save money on rehab, pick the designs,  stick to your budget, flip to the neighborhood comps, and market the home at the end.

I chose a home in the Sacramento area, a 3/3 1650 sq ft home almost 30 years old that needed to be completely remodeled.  A lot of people ask how I find my homes. I have a lot of different ways, but this one was brought to me by a local wholesaler who attends my meetings. He had the property under contract with the seller at $200K and was asking $235K.  I walked the home, ran my comps and felt the home was worth $235K in it's current condition, so we did an assignment and I closed the deal in the name of my Corporation.

The challenge for me was project managing this flip with 1,400+ people in mind, knowing that only a few would probably actually come to the home to work and learn.  I decided to schedule specific work days, with a project in mind, and also take questions.

Our first work day was the "Demo Day", which I scheduled 2 weeks into the purchase to give everyone time to RSVP and attend. I knew I could hold about 30 people inside the home and teach, but it would be really crowded.  I had over 100 people RSVP, so I let the first 30 people attend the event inside the home.  All 30 showed up on time at 9am on a Saturday morning!

The Demo Day was a great day of showing people how we demo tile flooring, laminate and carpet.  How we demo bathrooms and kitchens, etc... It was also an opportunity to take questions for about an hour. I found that once inside the flip, many of the questions were much better than the questions I get at my meetings.  Not everyone wanted to actually get their hands dirty, but everyone who watched seemed to really enjoy watching the house being torn apart!  Most people told me they were surprised at how much work it is, and how long it takes to gut a home.

The next meeting was a "Flooring Installation Day".  We brought another 30 people into the home and showed how we prepare, and start the installation of Pergo flooring.  The hard work was done in advance of leveling the cement floor with a 7" diamond grinder and a lot of dust!!!!  Yes, we used a vacuum dust collection system, but it is never enough, dust gets everywhere!  We started by putting down a Pergo approved barrier on the floor, which is waterproof.  We then used a laser to align the first plank and showed everyone how to keep your lines straight and your floor solid, with good expansion gaps.  We then let people help out and try their hand at installing a few boards.  People are always surprised at how easy it is to install this type of flooring, if you have good equipment.  A really good chop saw or the equivalent is a plus.

The flooring day was a huge success. I also took the time to answer questions for over an hour before and after the flooring work.

The last day we got together as a group was the "Design Day". The home was about 90% done at this point, but I had another 30 people come in and learn about design, and how to flip to your neighborhood.  For a lot of people, this was a priceless event, as they really have a tough time with design.  Design to me is just knowing what colors to use, what materials, and how to put it all together to make it look nice for the area.  There were so many great questions that I did nothing but answer for almost 2.5 hours!  We also showed our choices for outdoor landscaping at this event and how we did all the outdoor area and made them look amazing for under $3,000!

This was my first experience with teaching a large number of people how to flip and doing it inside the actual property. I get asked to teach people how to flip all the time.  I did this project for free and did not charge anyone.

You may be asking, "what about all the other work on the property"  Yes, most of the work was done away from the group, simply because of time constraints and 1,400 + members is a lot of people!  It's easy to teach with a TV show, where 1,000's can watch, but bringing people inside the home is a huge challenge.  There is so much more I want to say, but I think you get the idea.

I spent almost exactly $50K on the rehab and profited almost exactly $50K, after all expenses and closing costs, etc... It took us about 75 days to complete the flip, which would have been faster but pausing for training days slowed the progress. The home was listed and sold in 4 days!  It was by far the nicest home in the zip code for sale!

@Sharron Ames Yes, I spoke last night to 115 real estate investors at my REI meeting, and I walked everyone through this flip from beginning to end. I am sure your meetup group would enjoy the same if it was done in a fun and motivational way. There are always a lot of people at these meetings who have never done a deal and wanting to get started :-)

@David Cruice  Thank you!  It was a great flip and a huge opportunity.  I personally trained over 100 people on flipping inside the home :-)  I turned away a lot of people, simply because I could only hold about 30 people at a time in the living room and in the area we were working!

@Ty Truong I am planning on posting more stories from flips and wholetail deals that I do. I do talk about my projects a lot with my REI group, but it is in live events, and most people on BP's are not in my local area of Sacramento and Northern, CA.

@Shavona Mondoux  Yes, the experience was night and day compared to learning in a classroom!  I am not a big fan of gurus who charge a lot and give so little in real world experience.  You end up getting excited and pumped up, but you really are no closer to doing your first deal.  I hope someone in your area decides to tackle something similar :-).

@Kathy Parker Im so glad you were able to attend my REI meeting last night. It was a big crowd! I met at least 70 people after I spoke, so I don't remember everyone, but a lot of people were excited about my "Wholetail versus flipping" explanation! I am posting a pic of me here talking about it, but the screen is hard to see! Basically, you can make $50K in 2 weeks or $50K in 4 months, it's your choice!

@Unique Washington  Yes, I get asked a lot if I do this kind of in the home flipping training in other areas.  I will admit doing this for my 1400 member group took a lot of organization and planning.  The "LIVE" events in the home had to be well planned in advance :-)  Chicago awesome!  There is a lot of flipping going on in your area. If I ever do something closer to your area I will post about it here on BP's.

@Eric Hrlbock  The question of liability is something I thought about before I decided to take on 1400 people in a group flip!  I looked at the risk/reward and I took on the risk to teach a big group "hands on" inside the home how to flip.  I limited some of my exposure in a couple of ways.  First, I limited the LIVE events to 30 people inside the home at a time.  They had to RSVP and talk to me on the phone first.

The most challenging LIVE event was "Demo Day".  I had 30 people swinging hammers, using saws, and bumping into each other!  However, each event started with me speaking to people about safety, about what we are going to do, and assigning people to different tasks.  Once the work started, people had an idea of what they needed to do, and they stayed focused on it.  I also limited the LIVE events days to very specific areas, rather than having multiple projects going on at the same time.

I could have used a volunteer type of form that Churches and non-profits use, as there is some added protection. I am happy to say that no one got hurt and everyone was very happy to be involved :-)

@Preston Lam I actually spoke on the "Gurus" last night. This is hard to see, but take a look at the slide behind me "It says No Gurus" My REI group theme for 2018 has been "Real People Doing Real Deals". I have been speaking all year by myself and with others about the power of learning from people who actually do deals and actually make real money. I have nothing against people who charge for their knowledge, but it's not cool to scam people out of money and pump them up with false hopes. You wanna learn to flip, you gotta get inside the home :-)

@Account Closed You are correct. Most flippers are not out teaching others how to flip, and increasing their competition! When I launched my REI group 4 years ago, it was just me and 2 other people who signed on to help me. I have grown the group to 1400 members and it grows every month. I made a decision day one to always keep my meetings FREE! That has been difficult as the group has grown, and we meet in a location that is not free!

I have a sponsor that speaks for the 1st 5 minutes of each meeting on vacant property insurance for flippers, and that helps a little.  The bottom-line is I pay the difference, and only do this because I want to.  Last night I spoke for 115 investors at a live event, and 40 of them lined up during the networking hours to shake my hand and say thank you...that to me is a big reward :-)

You are right... flipping is NOT like HGTV!

Awesome Flip and great numbers. Keep up the good work and I love the approach you took to give people hands on look of how everything works. This would be a great meetup I'm sure everyone will get their money worth once you decide the price.

This is big league!! There is nothing like setting foot on a project to see the progress first hand. I'm sure this made a huge impact for everyone that was able to attend.

I am new in real estate investing but met a guy who is 2 years into house flipping. He let me visit one of his projects and it gave me the courage to go out and snag my first rental property.

Love how you structured the event enabling people to get hands-on experience and answering questions. Nice!!

Hi! How lucky were your group members to get this one on one training... did you record it? Have you considered putting it up in YouTube for those of us that are not so lucky to learn as well? Great job!!!

@Collin Schwartz check this out.  For someone who loves to teach and give back as much as you do, maybe you should do one of these in the future!  You'll get free labor in return - I'd be there every day I could!  I think you'd draw a pretty damn big crowd haha

Great concept on the groups. I lead our REIA group on tours of before and after, but the "in between" process and shadowing would be great to show them. Thanks for sharing.

@David Oldenburg I totally appreciate your mentality David. I’m always an advocate of on the job training and I have had a hard time looking for people like you in my area who would be willing to walk through a real home being rehabbed and training people for free!!! I strongly believe one giving is double getting so you have done an amazing job for people as well as yourself!!

@Alan Kahanu  The basic numbers on my group flip...I listed it myself so I only paid 2.5% to the buyers agent.  I also paid cash so I had no cost to carry.

    Purchase $235,000

    Rehab $50,000

    Closing and Commissions $11,250

Credit to Buyer FHA Loan $5,000

    Total:  $301,250

    Selling Price $355,000

    Profit  $53,750

@Micah Carter  I'm glad you like the way I structured this group flip with the LIVE events!  It really is about the hands on experience and learning inside the home.  It was huge for people to be able to ask questions as we went along.  I probably answered 200 questions during the flip, but that's how people learn.

@Preston Lam Do you have a good REI group in your area? If so, start attending and network with the most experienced flippers, and ask if you can shadow them.

@Max Fleissner  These do draw a big crowd.  I taught over 100 inside the home, and turned many many more away, as we had limited room inside the home.  However, if you do multiple similar events on the same day and space them out, you can teach a lot more people.   If I do this again, I will probably charge for it, but it is priceless training to learn inside the home from someone who can teach everything from A-Z and you walk away with the confidence to flip on your own :-).

@Flor Santana  We took some pics and a few videos.  As I have found, if you want to make a video of what you are doing,  you really have to plan it in advance.  The lighting has to be good, the audio recording and video must be high quality, and this is tough inside a lot of flips.  I am going to start doing more videos of my projects, because I am getting so many people who are asking :-)
