I couldn't wait to post something in the success forum, so I will take full advantage!... After several months of education, a 1400 mile move across the country, and a few memorable/botched deals, we got our first investment property under our belts this week. It is a 4-plex in the Fort Worth neighborhood of Benbrook, TX. So far we have only had to fix a mailbox, but I know the learning experiences are coming our way!
Thanks to the BP forums & podcasts, and everyone we've met since we moved here. All have had an impact on our confidence level and knowledge-building. I'm ready for the next one, bring it on.

@Brandon Turner we are going to manage ourselves. The seller had a property management company in place that I wasn't impressed with at all. Luckily, after meeting the tenants it was evident that their lack of impression on me didn't affect who they allowed to rent. That, coupled with the fact that I want to learn the business of being a landlord, are the reasons why we are going to manage. I'm sure I'll have some good questions for the group when any issues arise!
