Hi, I'm a new investor looking for a class B or C duplex that cash flows.

What are some good markets to look at? Looking to starting investing ASAP.  My budget is around 200-300k

Houston is crazy now. The ground is hot there. Making 12% interest and 3.75 points as an investor.

    @Andrew McKinnon Let us know if you need any more insight.  My son @Antonio Bafia is the one who is doing the High Point renovation and has studied that market well (knowing areas is a big must as the A/B/C/D lines blur quite a bit.

    Sure! Normally I'd link to one of my case studies but I think BP might flag me if I do, haha.

    Generally you're looking at these numbers.

    Price: $80,000 - $100,000 
    Rent: $825 - $1,050
    Taxes: 1.0%
    Insurance: .9% - 1.2%
    Management: 10% 
    Maintenance: 3% - 10% 
    Vacancy: 5%
