Hello friends, Im working on my second rental but the separation of this one and my first rental is that my first had ALOT of help from a realtor but with fees. Im looking for help on putting together rental contracts as well as screening tenants on my own. Would anyone happen to have any resources you use to do this on your own in order to remove a realtor from this process?

There must be a hundred or maybe a thousand services to check backgrounds and credit. You just need to sign up for one. I'm not sure but it wouldn't even surprise me if bigger pockets does not have a vendor for this that you can use. As far as contracts you need to get a lawyer. To me this is not a DYI effort on contracts or rental agreements. Every single one I've ever seen that a individual owner has filled out or found that Home Depot or OfficeMax or online is full of errors and not complete. And they're normally not filled out correctly so they're just trash if things get going tough. The last one I saw a couple months ago was so bad I don't even think any JP would enforce any of the provisions on it including that it had no signatures. I don't even think it had a place for signatures. I think that's one of the bonuses of using a realtor for a property manager. There's really two great leases in Texas and that's the TAR lease or the TAA lease. The trick is you can't use those and they're not valid if they're not done by a realtor or a member of the TAA. Those leases have been tested and tested and tested and they get revised every time there seems to be an issue or a tenant find some kind of work around. They're created by lawyers a committee of lawyers and practitioners. Don't use just any lawyer make sure you use the board certified real estate attorney in your area. Make sure whatever draft they give you initially you read probably a dozen times before you put it into use. No that thing backwards and forwards and if there's anything you think is missing get them to add it.
Happy to share my screening criteria, shoot me a message.
Screening is everything and not something you want to get wrong. One bad placement can wipe out months (or more) of profit. Happy to point you in the right direction. Good luck & happy investing!
I self manage all of my portfolio. I think I do a much better job thanks to my techstack. I can share how I screen all of my tenants, my criteria, my way of communication, where I market my rentals and etc. DM me.
For me, I require that the tenant make 3x the rent (Gross), 600+ credit score, and no evictions. You can use any platform to advertise it, Zillow, Facebook Marketplace, Homes, Trulia, etc. For leases, you can reach out to a real estate lawyer and see if they have a template they would sell you.
