Is property Radar a good site for mailing list and finding motivated sellers? And is it better than List Source?

I have used Propery Radar for years and use it to cross reference our probate leads. Great platform to find cash buyers( 3rd party is the brown tab) at auctions, short sale listings came from there, NOD's, and we have started targeting NOD's for our Subject 2 transactions.

    @Sean OToole, I spent some time with one of your team members on how Property Radar creates lists for idenfitying properties, but we got stuck when I asked about mortgage notes.   I am wondering if Proper Radar has a search feature for mortgage notes that are seller financed notes, not institutional loans.

    @Joe Yobaccio we currently only offer basic mortgage list criteria. We do have a lot of note investor customers, but for now they just use us for initial deal due diligence / qualification.

    Does anyone know of a tool just like Property Radar that covers Texas and/or Florida markets?

    @Jeff C. - The closest thing would be the combination of Listsource (for making lists), and RealQuest, for qualifying deals, doing initial due diligence and reviewing property details. Best, Sean.

    @Robert Laird, what type of marketing are you doing to get those calls from the Property Radar lists? Are you doing mailers, handwritten envelopes, calls, postcards?

    @Sean OToole, I've had a couple of calls with your staff about list making with Property Radar, but still am not sure how Property Radar is helpful for note buyers, one of the types of users listed on your home page.    Can you let me know what it is Property Radar does for that?  I was told if I have an actual address and look that up, I can see what notes are on it, but that is tedious and not how I would find notes.  If I wanted to buy notes, I'd want to find out who owns notes and make a list.  One way, is a deed search.  Another, is an assignment of mortgage search. Both those can be done at the recorder's office, but was there another feature you have that allows us to build a list of note holders?

    Hi @Joe Yobaccio

    Our current note buyers use us a) for initial due diligence and b) to monitor the properties with notes they already own.

    While we do have some very basic note criteria today (position, ltv, amount, lender name), we've never claimed those alone are sufficient for note buyers. That will change in the fairly near future though, so stay tuned. :-)

    @Sean OToole , I am very interested in using Property Radar but read some reviews that made me nervous. I heard you on a Podcast and was very impressed--you seem intelligent and honest. I'm inexperienced in the current market (I flipped a few houses about 20 years ago). I can't seem to find reasonable deals from real estate agents in my general area. I have a little cash to buy a house or two so I can act quickly. I'm a school teacher and will retire in a few years and want to transition into rental houses and flipping. Can you ease my mind about the bad reviews so my wife doesn't hit me over the head for wasting our money?
