Use Google Maps and turn on the TRAFFIC layer. Do this around rush hour (~5pm) on Friday, and again around lunch time and early afternoon on Saturday. NOTICE WHERE TRAFFIC BACKS UP - in red on Google Maps traffic data. If you can place signs at the most congested intersections at those times, people will have plenty of time to see, read, and call from your sign while they sit in traffic.
We recommend that signs go out Friday evening and picked up Sunday evening, as Mike B. suggested.

Hey Denzel,
You should go with the 18x24 Bandit Sign, and buy as many as you need. Placement is key in high traffic area. Home Depots Malls are a few the great places you could put your signs. You would also want to consider using a local number that collect messages for you then your able to weed out callers. Like Tim said you definitely need to link up with Philly Mike you will no regret it. He is apart of the Sean Terry Flip 2 Freedom group. I hope this helps!!!

I have had the most success with white bandit signs and yellow ones so you can see the words. In the summer the white stands out better. As far as how many to make and put out I know my goal is to get out atleast 50 a week. I noticed a large increase in my calls around that number.I have had success puting them around Lowes, Home Depot, Ace Hardware, Gyms, amd high traffic intersections. Good luck!

speedysigns.com is a great vendor, good price and they got an easy to "design your sign tool". Depending on your budget, there are also some youtube videos to "do it yourself"; actually some said those got a better response. It´s all about trial and error, remember it´s a numbers game, the more, the better. Have your message clear, local phone number, good size and colors. Look also mapquest to set your strategy to put them, ask for help to see on the MLS where properties are going off the market and where cash closing are being made, that helps to identify where investors are looking... hope this helps!

I live in philadelphia and bandit signs are illegal here. The city is really starting to crack down on bandit signs And I cant afford to lose any money. You can be fined anywhere between $75-$300 per sign. So instead of bandit signs Im going to try to make flyers and put them in small businesses and see if I get any leads. Im also thinking about advertising my car ( painting "We buy houses"on my car)

Chicago doesn't allow them either, BUT the trick is to put them up after 5pm on Friday and take them down Sunday night. City workers that would take the signs down are off work at those days/times. Also, I take it a step further and download the burner app on my iphone. It generates a phone number that I put on the signs, if one of the signs happens to get caught, there's no way for them to trace the number back to me.

Denzel Hamilton Hey buddy, I'm in Philly too. Try getting a Google Voice number and using that on your bandit signs. That works also.
Another thing to do is find out what spots or restaurants are really popular for you target market and leave a stack of your business cards if its ok with the owners. Barbershops, hair saloons, and gas stations bring me deals day in and day out buddy, and especially in Philly.
I'd love to network with any investors in Philly to keep in touch man. There aren't that many around my age. We gotta stay strong!

Instead of painting your car, you can buy magnets that you can stick on your car. This way, you won't depreciate the value and still still get your advertising done.

Yeah Denzel Hamilton I agree with Graham Glover. Definitely forgo the painting of your car and go for the magnets instead. This way once the money start coming in and you upgrade your vehicles, you can just take the magnet of one and place it on another.
I am also in the process of ordering bandit signs. The difficult part I find is to find a route and all the spots. I guess just need to record everything on a map to make it easier for future use so you can pay someone to do it for you later on.

It's getting warmer in Philly. Here's an idea- Give your signs to the people selling water all over the streets of the city. Tell them you'll pay them a referral for any business. Give each guy a different color sign so you'll know which one the buyer saw.
I personally think there's enough we buy houses signs around here but creativity never hurts....just an idea

Just a tip, I tried white signs with white lettering and didn't get a single call, even from the sign enforcement dept. Ok, not true but I did try yellow with black, and white with blue and got calls, where I put which depended on the property, regular was yellow, upscale was white, so I just saying as one poster said, test, test test.
Also try to make as make legal signs as you can. I have had property owners allow me to put up an a frame sign at good locations and I also had people put a sign on their car for me. Of course the true motivation was a very nice reward if it lead to a deal.
