I don't recommend any of the propety management companies. As someone who has lived in South Jackson for 20 years I've watched properties managed by companies sit there for months only to get vandalized and totally trashed. I use my real estate agent Katrina Hawkins who owns Dove Realty to manage my properties now that I live out of state. Her husband does handiman stuff so I don't get nickled and dimed for the cost of finding contractors.

I do not know of any in Mississippi. But here are some questions you should ask.

  • How long have you been in business?
  • How many properties do you manage?
  • How many employees do you have?
  • Who will I be speaking to regarding leasing accounting and maintenance?
  • How long does it take you to lease a property?
  • What platforms do you advertise on?
  • What is your property management fee and leasing fee?
  • What reserves do you require?
  • Can we cancel the contract at any time?
  • Do you charge a fee for move in or move out inspections?
  • Do you mark up on maintenance services?
  • Up to what dollar amount can you make decisions without my permission?
  • How do you handle evictions, and if any, what costs are associated?

    I have a current rental property in Jackson and am in desperate need of a change in property mgmt(using Allstar Prop Mgmt)! Do you know if your referral at Dove Realty will manage other properties?  Thanks in advance

    You can always contact her, but wait awhile. There has been a tragedy in her family. Her number is 601-238-3287. Give it a few days. BTW, I lived in Aptos for a short period after I graduated from UCSC. Miss Santa Cruz, but if I sold all of my numerous properties I couldn't afford anything there.

     This is a great list.  You can always ask for referrals as well.  IF they have a portfolio of any size at all, you should also ask about the vacancy rate of their managed properties.  We (a full service property management company on the gulf coast) require all of our lease signers to carry $100,000 worth of tenant liability that covers the investors home in case of damage not considered normal wear and tear.  We also send all of our residents AC filters for the home and provide credit reporting for those looking to purchase a home of their own one day.  Our objective is to find GREAT tenants and then treat them in a way that encourages them to stay.  Best of luck with your investment.  If you ever purchase down south, we would love to talk with you.

    Begin your quest on the NARPM website. They offer a Property Manager locator tool which could assist you in finding one in your preferred region. Following that, do a quick Google search about them. Peruse through the reviews and gather opinions from others. Wishing you the best of luck and prosperous investing.

     I recommend Dimona Wilson Century21. She knows the market well. I have been in the Jackson MS Market for a couple of years.
