How can contractors work with Landlords

Question

Hello,

I have a business that offers junk removal and small demolition. Two services consolidated into one, how could someone is my position get in front of landlords and investors? Any advice?

Hi Clayton,

If I were you I would search for PM companies in the area you service. Go to their websites, find contact information and blast out your offerings and pricing. Additionally, I would join your local NARPM community as an affiliate. This in itself will bring you tons of business within the PM community. Good vendors are hard to find. Communicate well/often and provide good service at a reasonable price and you will get more work than you can handle! Good luck!

Show up.  You're in a city that is filled with investors/landlords/contractors/builders.  Stop by job sites and introduce yourself; it may or may not be too late for that job but be known for the next.  Don't forget to go by tile, paint, lumber stores - and introduce yourself to those people.  Invest in being known/visible and then be the best trade they've ever had.

Agreeing with @Melanie Thomas, becoming an affiliate in your local NARPM chapter is a great way to stay top of mind with your most reputable PM companies in the area. I would also list out all of the PM members of that chapter then personally visit their office and introduce yourself to the decision maker in the office.

To network with investors, try attending a local RE investor meetup which you can find right here on BiggerPockets.

I have worked with a few trash-out and haul-off companies for evictions. The guy that I use most reached out to me directly and offered a service at a competitive rate. I decided that I would give him a try and see how he did. From that point on, he became my primary vendor for haul-off and trash-outs.

He is On Time, Professional, his bids are all in one and competitive, and he shows up when he says he will. Additionally, he goes above and beyond and will clean up the yard when I didn't ask.
