Quick question for investors, wholesalers, and landlords in Central VA: When a deal is under contract but the property still needs to be cleared out (trash, furniture, leftover contents), who do you usually rely on to get it done quickly? I'm coordinating with a local cleanout crew around Chester / Richmond and seeing a lot of deals slow down at this stage.

Curious how others are handling cleanouts so closings don’t get delayed.

Hi there.  Have you tried The Junkluggers?  https://www.junkluggers.com/central-va/

For my out of state deals without boots on the ground established yet, I use Task Rabbit a lot. In this scenario, consider ordering a thirty yard roll-off and hourly labor on Task Rabbit until you have a reliable crew that is local.

If it is general labor type work, you can just get two or three hourly laborers to get it done quickly.

Most of the junk hauling companies are priced too high for me, but maybe you'll have better luck.
