Hey everyone,

I’m closing on my first 4-unit and trying to set up a simple, scalable system from day one.

I’m looking for a free (or very low-cost) property management platform that can handle:

  • Tenant applications + screening
  • Lease signing (digital)
  • Rent collection (ACH preferred)
  • Basic tracking / rent roll

I’m planning to scale to a few more properties over the next couple years, so I want something that:

  • Looks professional to tenants
  • Creates clean records for lenders/appraisals
  • Doesn’t require switching systems later

I’ve seen options like Zillow Rental Manager, TurboTenant, TenantCloud, etc.—curious what people here are actually using long-term and what holds up as you grow.

Also:

  • Any hidden fees I should watch for?
  • Any reason NOT to use the free platforms?

Appreciate any insight from people who’ve been through this already.
