Hey everyone,
I’m closing on my first 4-unit and trying to set up a simple, scalable system from day one.
I’m looking for a free (or very low-cost) property management platform that can handle:
- Tenant applications + screening
- Lease signing (digital)
- Rent collection (ACH preferred)
- Basic tracking / rent roll
I’m planning to scale to a few more properties over the next couple years, so I want something that:
- Looks professional to tenants
- Creates clean records for lenders/appraisals
- Doesn’t require switching systems later
I’ve seen options like Zillow Rental Manager, TurboTenant, TenantCloud, etc.—curious what people here are actually using long-term and what holds up as you grow.
Also:
- Any hidden fees I should watch for?
- Any reason NOT to use the free platforms?
