Where can I find lease agreement forms?

Question

I recently just purchased my first rental property and I'm in the middle of some light rehab on it. Once all that is done, I'll need a lease agreement to give to my future tenant. Where could I find one that works for the Alberta area? I have read Brandon Turners book on self managing but being from the States, I wasn't sure if everything would be correct in my case.

The lawdepot has worked well for me, you can put in provisions that you need, and it outlines most laws in Alberta. I also find it rather user friendly.

Learn the applicable tenancy act. You will then be better armed to evaluate any agreements you come across. Note that an agreement cannot supersede the act.

The city of Edmonton has a good landlord course they put on. Can't remember the cost but it covers some good material and was worth the money for me when I was just starting out. They provide standard lease forms which you can tailor to your units.

I second @Jeremy Heaman's recommendation for Lawdepot.ca . While some jurisdictions have forms that must be used, I no't believe this is the case in AB

I also use the Lawdepot. It’s worth taking a look at. You can pay by a yearly subscription, and they have a form for every situation that might come up as a landlord. I used it to set up the lease agreement, inspection form, and notice to enter. One of the things that I really liked about it was that it tells you what you are legally allowed to do in Alberta as well as what is the most common practice among landlords in Alberta. Anyway, I am not incentivized to advocate for them, it’s just a useful service that I like using.

@Elijah Williamson You can do a google search for Standard form of lease or residential tenancy agreement or rental lease forms + province (they are standard forms like form 2229E for ONT) and you will get get most current for your Province.
