THIS IS A SCAM. I am Nathaniel Tucker, and this was just brought to my attention today that someone is using my name and pretending to work for Upland Private Equity. I am attorney at Singerman, Mills, Desberg & Kauntz in Beachwood, Ohio (Do a quick google search of firm name and you can find my bio on the company website). I registered this company in Ohio for a client, and I signed the registration as the "Authorized Representative". This is a common practice for corporate attorneys. Because these records are publicly available on the Ohio Secretary of State's website, they found the name and began impersonating the company and impersonating me to try to defraud people. DO NOT SEND THEM ANY MONEY. Instead, you should file a police report immediately.
I've been approached by a lender from UpLands Private Lending, and their rates seem great. Does anyone have any experience working with them?

Loan that size they are probably not putting a lot of effort into it etc. If it gets past closing date then I would be concerned.

@Logan Morris my client paid for appraisal they never completed it and they have not answered the phone or issued a refund. They completely disappeared after the money was sent.
@Logan Morris BE VERY CAREFUL, there are a group of criminals wreaking havoc on lending right now. If they ask you for ANY upfront fees, RUN! I am dealing with an over $80K loss with MCMANN COMMERCIAL LENDING who have changed their name to MCMANN CAPITAL - WALT TROCK AND MICHAEL LANZA and GENIE INVESTMENTS - DAVID HUGHES AND MIKE CONNER.

Well, I'm about to lose my EMD because of Uplands. They wanted appraisal costs and underwriting costs up front. I basically knew it was a scam but agreed to pay at least appraisal upfront. Appraiser never showed and haven't gotten a reply back since... that was Sat. I suggest you run from Nathaniel, if that's even his real name.

@Stephanie Sandoval I am shocked at how much this is happening now. I am out over $100K. The company I thought I was dealing with was a legitimate business of over 10 years. They asked me to wire money to the "capital provider" Genie Investments/Zoomeral, David Hughes and Mike Conner. These criminals never funded me.

I do not understand how you could have lost over $100K, Did you use an escrow company? How can you be out over $100K? I can see advancing appraisal and a few other expenses, but no where near $100K. I could get multiple millions of dollars loans for less than $100K closing costs. What did you believe you were paying for?
Just trying to get an understanding of exactly how these thieves are doing this.

I suggest getting an extension and finding another buyer… they sent loan docs and everything and never sent the funds to title…
I read the link. If it indicated an escrow was used I missed it. I also read nothing that should have resulted in anywhere near $100k of losses.
the other posts in this thread seem to have lost far less than $100k. I can easily envision this as there are cost that are traditionally buyer responsibility such as appraisals. If the buyer is convinced for the need to pay these charges prior to closing, they can easily be scammed out of these costs.
I therefore wanted to understand better how you lost over $100k in part for curiosity but also to educate myself and others.
I understand it hurts and I am sorry but I think your experience could educate others so they do not get scammed in the same way.

Don't do it Nathaniel scamed me!! He sends a Pre Approval Letter laying out the fees and along with asking for Appraisal/inspection cost. He then sends out an Assigned Paymaster letter and an Invoice for Zelle instructions for higher fees. I sent $650 for the Appraisal/inspection and told him that the Underwriting/Disclosure Cost would be paid at closing. He did not do anything and has stop emailing me back. DO NOT DO BUSINESS WITH THIS COMPANY OR NATHANIEL TUCKER!!!!
