What you'll note if you read the other threads in this category is that people often sign up for the site when they see a discussion about their company, and start shilling for it. They post 1 or two comments that tell people how good the company is and then disappear. It SEEMS that this is once again the case.
Your question is completely legit. That said, I'd heed caution when new members to the site respond about a company. In most cases, it turns out that they are shills for the company.

i am very curious about this company as well. they used to be known as o.f.i. which stood for owner finance inc. what have your experiences been so far?
I am very insulted by some the responses I am getting to my original question regarding the Rapid Flip company. Yes, I am new but I am trying to protect myself if this company I am asking about is not legit.
I am insulted by the fact that people think I am trying to do something here that is not on the up and up. I am merely trying to make sure I dont get ripped off and I askeing if anyone knew about the company.
I have made other postings if you check my history but I ask for help and I am being accused of things that are never in I how a conduct my business.

like vince i too am upset that i have been accused of shilling for a certain company. i googled them and found vince and vanessa''s post listed under this website. i joined this site today in order to interact with them. i can appreciate concern for shilling but i have said nothing positive abut them. i was hoping like vince to avoid being ripped off.
Robert, you are correct. Neither you or Vanessa said anything one way or another about this company, and were just trying to get an answer to the question.
If anyone has any real experience with the company, please speak up.
I wanted to let Robert and Vince know that the guys running this site are in the business of looking out for their members. Don't take anything personal unless they start calling you out. If they do, there won't be any confusion about it.
If they did actually mean to call you a shill, which they've already said they didn't, and this offends you, you're probably going to have a tough time in the real estate business. You'll need to get some thick skin to survive.

Hi Robert, I just found Rapid Flip USA while posting my own business services on Craigslist today. I read over their website and can definitely say that I'm interested, though the $299 sign up cost will have to wait until I've closed a home or 2 with the current outfit I'm working with. Sorry for not having anything more to say about them, but like you I did a google search after reading their website and haven't found any more info except from this forum regarding the former name of OFI. Hi Everyone. I figured I would chime in as I am far from new to investing and one of my joint venture partners actually has joined Rapid Flip USA. My partner and I have done business together for over 2 years, and I trust his judgment. Additionally, I have reviewed all of the forms and techniques used by Rapid Flip USA to "flip" properties.
Now before I give my analysis I should explain that I buy or review many many training courses. First, I am always looking for a money making idea, and second I earn enough from investing to justify the expense of continuing my education. I am far from a book and tape junkie, and if anything I think most of the real estate investing courses sold out there aren't worth the paper or plastic that they are printed on.
Now, here is my analysis of Rapid Flip USA.
Is it a rip off? No. They provide the forms and techniques they describe to flip properties without using your own cash or credit. Additionally, I can say that these techniques can and do work, as I have used similar techniques on more than one occassion. I think the same thing can be said for many courses out there though. It CAN work. Will it work? Depends on you and the level of experience you have, and the effort you put forth.
Is the price of $299 worth it? I would say no. They teach the same technique that John Alexander teaches and calls the inverse purchase technique. John charges (or used to) as much $2500 for his system. RF USA charges $299. By that measure its a bargain.
The problem is without input from someone with more experience I seriously doubt that a few forms with little (and I mean very little) training or direction will lead to success.
Rapid Flip's training is really nothing more than sales hype about the kind of money you can make and a few forms. Granted, as I said, these are very valuable forms in the right hands. I just thought it was almost no direction as to how to make money with the forms.
The other "advantage" to Rapid Flip USA is access to their members only chat and bulletin boards. My partner was an avid member of the board for well over a year, and found less than 3 people who actually had done any deals. Instead there seemed to a lot of newbies who were (understandably) confused about what to do next.
Bottom line, I think the forms were worth $300 if you do not know how to use that particular technique. I do not believe a new investor will suddenly start making "real" money based on the training and forms at Rapid Flip.
You are correct, their advertising certainly leads you to believe that they provide the funding for the deals, but that is not strictly correct. The money comes from the end buyer.
I know that may sound confusing, but they do not fund deals. Not in the traditional sense anyway.
Now once you understand the system you will learn that you dont' need funding. Instead you simply need an end buyer that can get funding.

I have been with Rapidflipusa since it began. Previous to that I started in real estate with Robt. Allen, Legrand and all the rest. Then I went with paperbiz-Alexander's site that turned into an mlm ripoff.
That's where I met Bill Koerner. And when he started his own site I moved over there. Let me tell you about Bill Koerner. The man is a genius at coming up with new ways to make money. If all you looked at was the basic course, you'd be missing some important things.
Koerner's Stated Jumbo Purchase Program is a real marvel. I jumped on this immediately. Where else can you find a stated jumbo these days? And it's the kind of thing that brings in a minimum $15,000 per deal. I'm working that right now and have spent good money faxing flyers to about 9000 local realtors. They go out tomorrow.
If all you look at is the "guts" of rapidflipusa you'd miss out on FHA Flip Program, where you learn to flip houses using FHA funding without the title seasoning issue.
Then there is the REO Flip Program, the JV Purchase/Project program which lets you get into the lucrative commercial markets over $10 million dollars. It uses private placement funding.
Bill has deals with all kinds of huge investor groups and comes out with new programs all the time. Title seasoning issues are non existent with his various programs.
But I have to say that the best thing about Bill Koerner is that his service to his consultants is unprecedented. He gives you a hotline you can call anytime with problems and he is there to give you the answers you need. Personally. Do you know of any other gurus who do that?
His message board is active and Bill visits it daily to participate.
Here in South FL where I operate, we have a saying (well, it's me and two other members.) If Bill Koerner can't get it funded, nobody can.
I get nothing from promoting rapidfipusa.com , There is no affiliate program. I've used other mortgage brokers and they don't hold a candle to what Bill and Laura can do with financing. Laura is his wife and partner and owner of their mortgage brokerage.
Just because someone doesn't hold big costly seminars, write books or have a huge organization doesn't mean that it's not good.
Bad experience with RapidFlip....Used their 'no credit check program' and it was a disaster. Koerner and company did not live up to their words and secure my client with a credit partner or investor. Lost alot of money and more importantly wasted alot of time. Got the complete run around without any return calls.
I am also looking into these guys to see if we can use them or their programs.
The way I read their website is that we place the house under contract and sell with seller financing, them they have investors who buy the notes from the sellers for cash.
I am I reading this correct or not?
