Does anyone have any insights with investing in MAINE?

Just getting ready to dip my toes into Real Estate Investing and am doing research on markets.  A friend of mine has a few multi-families around the Rockland, Waldoboro, and South Thomaston areas in Maine.  She has family there so there is a bias.  Looking for an unbiased opinion on those areas if anyone has any.
