Best STR Data..still airDNA?

Hey all,

I have owned STRs for awhile and haven't bought anything new for a few years. Now looking to buy again but having trouble getting accurate data. I have used airDNA and Rabbu, but those numbers are pretty different from each other. I am also buying in an area where a lot of people list their local homes, so I feel as though occupancy rates probably aren't super accurate. This area is near a University with a huge football scene so weekends during football season get a premium, graduation, etc.

Any advice on the best sites that have shown to be the most accurate would be great. Thanks so much!

I have been using AirDNA and Pricelab.co for the 3 STRs I have. They all give a good starting point. The best thing is also to rationalize it to your STR. Do you expect to be on top 10%, at median or lower than that? STRs work well if you can be on the top bracket, even if you need to invest in ROI friendly improvements/additions.

AirDNA is a great initial tool, I like to cross-reference with local STR PM companies serving the area and take a close look at comparable BNB Calendars.  Good luck!

Pricelabs is another tool that the STR property managers I work with like better than AirDNA.

Yes, I would recommend using AirDNA and cross referencing with your PM company to confirm the data is true.
