Is the Dublin & Worthington, OH Market Still Competitive in 2026?
I work locally in the Dublin & Worthington, OH market and wanted to share what I am seeing so far in 2026, especially for anyone evaluating buy-and-hold or small residential investments.
The market is still competitive—but not uniformly.
A few observations:

Inventory is up year-over-year, but uneven by neighborhood and school district

Well-priced, move-in-ready homes are still attracting strong interest

Overpriced or poorly positioned properties are sitting longer and seeing reductions

Demand remains strongest near walkable areas like Bridge Park and established community hubs in Worthington
There are more homes for sale in Central Ohio, so buyers have more choices. But Dublin and Worthington are different from the overall market. For example, the average sales price in Columbus is $375,576 with a 15.8% increase in inventory. In Dublin City Schools, the average is $548,411 with a 40% increase, and in Worthington City Schools, it is $456,261 with a 71.4% increase in inventory from November 2024 to November 2025 (source: Columbus Realtors® Columbus Area Housing Market Update November 2025). This big jump in available homes means buyers have more options, but sellers need to price and market their homes well to stand out.
Overall, this feels less like a frenzy market and more like a pricing-and-strategy market. Buyers and investors have more room to analyze, but good assets still move quickly.
