inventory is up in the 3 county around Sacramento

I just looked up the number of homes for sale for July 26 in the Sacramento, Placer, and El Dorado counties and it is now 4277 homes listed for sale. There were 2596 homes for sale back in Jan. 26 in the same three counties. In june 26 there were 4112 homes for sale so the number of active listings is going up. It is not a sellers market anymore. The average days on market was 40 in July 26. The average price per square foot for july 26 was 347. The average price per sq ft in july 25 was 340. The price per sq ft is basically flat for the last 12 months. That should be expected because of the new normal mortgage rates and with inventory about the same as last year. The number of homes listed for sale back in july 25 was 4426. I will follow the inventory though the end of year to see if inventory keeps rising. If it keeps going up then we know values will decline around the Sacramento and two surrounding counties.
