Not sure what the proper metric is or if I'm asking the right question - but what can one expect in a yield/ROI on one of these "singles" (your baseball analogy)? Or perhaps cash-on-cash return is what I'm asking?

Great question! Personally, I like to target a CoC return of 8-12% and am happy to settle for a lower return on my cash as long as I know my equity position is improving. In my opinion, when starting out it is vital you look for the right location and focus on a mix of moderate cashflow and a great outlook on appreciation.

Another metric I like to use is Return on Equity (ROE) to ensure that I am ultimately getting the best performance from my holdings. I try and target a ROE of 15-30%.
