Small commercial owners: is your balloon date in the next two years?

A lot of small commercial investors (office, retail, warehouse, self-storage, auto service) are on five- or seven-year bank notes with a balloon. The loan works until it comes due in a bad year.

The alternative more owners are using is 30-year fixed debt with no balloon. It's available on purchases and cash-out refinances from about $100,000, including refinancing out of a bridge loan, and some programs have no minimum credit score. The underwriting leans on the property's use, operating income and occupancy, plus the borrower's liquidity and experience.

I wrote up the full breakdown on my website, via my profile. Investors can sign up there for new reports by email.

For those holding small commercial: are you planning to refinance before your balloon, or ride the note and see where rates go?

Refinancing early tends to win when the building is full and the leases run past the maturity date, because most commercial lenders size the new loan off the income and occupancy in place when you apply. Owners asking this two years out are already ahead of the ones who wait for the bank's letter. A tenant leaving in year five can shrink the loan you can get right when you need it most, and that risk usually matters more than guessing where rates go. Commercial refis often take longer than people expect once the appraisal and environmental report are ordered, so starting 6 to 12 months before the balloon leaves room to compare offers. Read the prepayment clause on the current note first. A declining penalty can make waiting a few months the cheaper move. Refinance when the property looks its best, not when the note says you have to.
