Finding Off Market Leads

Finding Off Market Leads

Member since 2023 · 1 post · 1 vote

In episode 781 of the BiggerPockets podcast, the Pannell had spoken about in depth about various methods to finding leads for homes/building that had not yet gone to market.

Many of these techniques started by generating a list of mortgage owners, then filtering through to find desired applicants (region, age, type of building, date purchased, etc...).

My question is this: Where may I find such information about mortgage holders in my region?

Are mortgage owners information all public information? Is there one place where mortgage holders from all different lenders are found?  Would lenders offer me this information about heir clients??

Also I live in Quebec, Canada where I understand the laws may be completely different but if anyone has any info on this topic regardless of their region, I'd surely appreciate any knowledge on the subject

Thank you in advance

I've been working my way through the older podcasts first. So this recommendations might be a bit dated. But the one I heard them mention more than once is https://www.listsource.com.

I should note that I'm pretty sure there is dedicated software now that can build your lists. I think the BP backed Invelo is one.

One of the more involved processes I heard of was actually calling and asking for a list from the title company in the market you're wanting to buy from.

@Jackson Klein thanks for posting.  You did great with your first post.  Some pointers here if you don't mind:

    1. There are several different forums.  The one you posted in here is for "House Hacking".  What you are asking about is probably better suited for the "Starting Out" forum or maybe even the "General" forum.  You will get some replies here...but you'll probably get more there.

    2. Yes, laws for you will be VERY different for laws for us in US.  For example, if you wanted to purchase a property in the US...you will find that it's significantly harder if you are a foreigner.  There used to be a "Foreign National" forum...but now you can just follow the locations for each forum (even Canada)

    3. In the US we can purchase leads that tell us who the mortgage company is but most of us here really find deals that are "Pre-Foreclosure".  Maybe follow the "Marketing" forum to see what they have there.

    4. Wholesalers - a lot of us rely on someone else to find deals for us.  Sometimes called "Bird Dogging" and sometimes call "Wholesaling".  Look into those two subjects and see what you find.

Hope some of this helps.  Thanks!

@Jackson Klein propstream is what I would use to find mortgage rates and amounts for homes. It is public info and I'm not sure where they are pulling it from, but I like that its aggregated all in one spot.
