I have several motivated buyers but am struggling to find properties. Who has had success from mailers? Do you have templates or wisdom to share? 

I have done driving, cold calling and bandit signs and still not getting any traction

How long have you been cold calling and putting up bandit signs for? It takes time to get a deal done. Months of follow up, and negotiation. Don’t drop those just yet.
