I am a house flipper looking for off market properties in Sidney or Wapakoneta Ohio. I have only ever found deals on the MLS so working with a wholesaler and finding off market deals is new to me. I am looking to increase my profit margins with off market deal. Please reach out if you are a wholesaler in those areas or have any advice on finding off market deals in those areas.

A wholesaler will always cost you the price of finding a deal that is worth it, the only other option is to raise your own team where they can find properties within your needs and a motivation for selling in your target area through coldcalling, PCP or email campaigns, and an acquisition team to negotiate the deal and get it under a contract if you are paying 10,000 for a wholesaler as an assignment fee then you can pay 1/3 for an outsourcing company to achieve this for you.

@Garrett Prenger Finding off market deals is a momentum thing. If the market is good, wholesalers are plucking deals from everywhere. If you are local, REIA groups, door knocking, but cold calling PPL and direct mail seem to be the magic bullet to get leads coming in. Many wholesalers are working remote because it's so competitive right now. I'm looking at 10k calls per closed deal. Nearly 1000 calls per lead(I'm estimating). I'm open to hoping on a call about it. But I am looking to find buyers in growth mode looking to find 5-10 deals this year,

Sorry, I don't know about residential here in Indy,I do commercial assets. The commercial side is pretty rough here in Indy. A lot of people are looking at this market for the stable and steady return on investment, so that competition has driven prices up. I would assume it's the same in residential, but can't say for sure.

I finally bought my first property from a wholesaler last week. I have looked at a lot of properties from Wholesalers, and it seems to me that the successful ones know where to ad value, or they dont last. Also, they are in it to make money just like everyone else.
I have looked at probably 20 wholesale deals in the last year and 2 of which I wanted to buy. Which is about the same percentage rate of offers I make off the MLS. About 10%. Which I am fine with. If I got a hit every time I would think that maybe my price points are off. Also would talk to any wholesalers in the Steubenville OH area.

Hey Garrett, welcome to BP! Since you're new to off-market deals, one thing that really helps is building relationships with local investors, real estate agents, and even other flippers who are active in Sidney and Wapakoneta—they often know about deals before they hit the MLS. Driving for dollars, networking at local REI meetups, and sending direct mail to motivated sellers can also uncover opportunities, and working with a solid local wholesaler can save a lot of time if you find someone reliable. I moved from Portland to Columbus in 2020 and now own 10+ rentals, and one thing I've seen is that being consistent and responsive as a buyer makes wholesalers prioritize you—they want someone who can close quickly. @Garrett Prenger Dayton has a lot of opportunities for off-market deals that can work well for flips or buy-and-hold strategies. Many investors I know find it easier to source undervalued properties and scale efficiently with the right systems in place.
