American Home Shield
I have had a terrible time dealing with American Home Shield for my primary residence. Anyone else have the same experience. Any recommendation for an alternative in Wisconsin for residential or rental property?

Hi Firoz, I dont have a recommendation for you unfortunately. I too have had awful experiences with them for the homes that I manage. They are terrible at communication and send the cheapest folks to come out and service. Good luck finding a replacement!

All the home warranty companies suck. Some may be easier to communicate with, but they all screw you in the end. Horrible repairmen, band aides fixes, denied claims and will nickel and dime you with service fees
Dump the home warranty..... save the $$ and keep it in reserve for repairs and build a network of repair companies to do the work as needed

Yes. Save the $600 and self-insure. It's a for profit business model, which means they are keeping more money than giving to you.
The only reason I can think of a buyer should consider home insurance is they the used all their cash for their first house and have zero money to deal with a furnace repair in the middle of winter and the furnace is on its last leg.. let's ask the seller to pay for it. But even then you are screwed, because by the time they have someone come out, all your pipes are frozen..
