Peoria Illinois - Out of State investment

Hello,

I am looking into out of state investment but don't have infinite capital to play with. I have been eyeing Peoria Ill, due to its size vs buy in price. I was wondering if anyone has any connections in this area? I am looking for the following:

- Real estate agent Suggestions.

- Management Company Suggestions.

- Contractor Suggestions.

- Single Family vs Multifamily.

- Local information, such as neighborhoods/ things to watch out for. 

- General Vibe - I.e. am i crazy for thinking this is a good place to invest.

- For owning property out of state in Illinois should i create a business entity, or just personally own it?
