    Hey Brandon,

Most HMLs will lend in 1st position and may require at least 10%-5% skin in the game if you are combining both. If you are experienced or have a high FICO (above 740) you should be able to do 90 LTV 100% Rehab all day.

With 5 or more exits, there are a few lenders that can do 100% financing up to $750k.

Thank you so much for your information. I think I am at the point where I need to zero in on the structure of our seller finance deal. And I have questions about equity and some other things. After I thought I've figured it out im confused again but this is something I need to make sure both end are as equally satisfied that is important to me.

Congrats on the first deal. @Brandon Ashraf

Before jumping into hard money, make sure you've nailed down purchase price, rehab budget, ARV, and your exit (flip or hold). On a first deal, expect lower leverage and higher fees, especially if you don't have reserves or a contractor bid lined up.

Are you flipping or planning to refinance and hold? And what do the numbers look like?
