Turn key SFH rental investment

I am a new investor and from Burbank California. Things are pretty expensive in Southern California there for I am interested in investing out of states. Meta company call 3FIVES and they offer turn key sfh properties with tenants in placed and they manage it as well in Montgomery Alabama. I was wondering if anyone has any experience with them.  Yeah that'd be a red flag. Some properties certain property managers can push but that seems quite a bit. The rent could also be Section 8 which would explain the inflated rent #
