If you’re open to looking beyond KC, I’d definitely consider Ohio as another Midwest option, it tends to give out-of-state investors better cash flow and more room for error. The key is finding a pocket with solid tenant demand, a reliable PM, and a realtor who actually knows investor deals, not just retail sales. I’ve found that once you have boots on the ground, the Midwest becomes a lot easier to navigate, and the numbers usually tell the story pretty quickly.

If you look at the KC Metro as a big circle divided into quadrants, the NE is Clay county (MO), SE is Jackson county (MO), NW is Platte County (MO) and SW is Johnson and Wyandotte County (KS).
A super quick breakdown: Clay has A markets median ~$350k and appreciates solid 2-5% annually, fine for cash flow and flips and allows STRs in areas
Jackson Cash flows and is a mix of A and C/below markets, cash flow opportunites in C market areas and OK apprecitiation in certain sub markets
Platte has seen a ton of higher end homes developed ($500+) boosting median home values and all have appreciated well (3-7%)
Johnson county KS has highest median home value and has consistently appreciated the most annually for the last 5 years. great for flips, cash flow is tougher

Rent rates have appreciated well across the metro, annual market value appreciation the most in Overland Park KS (North OP near older parts did really well this year, (South OP Blue Valley region did really well 2024/2025) as well as many submarkets in desirable downtown KCMO neighborhoods (brookside) as well as NE Platte KCMO (Platte Schools, Parkville schools, Staley HS
