Key Things to Look for in Florida Rental Portfolios

I’ve been digging into Florida markets lately and trying to better understand what makes a rental portfolio solid vs. risky in that state.

For those with experience there:

  • What are the biggest red flags you look for when reviewing multiple properties in Florida?
  • How has the insurance situation affected your decision-making?
  • Are there certain property types or locations that perform more consistently as part of a portfolio?
  • How do you account for maintenance and capital expenditures across several properties at once?
  • Have you noticed any trends unique to Florida that out-of-state investors often overlook?

Trying to build a better framework before going too deep into anything.
