Hello All,
We are looking at a house that was last upgraded in the 80s but want to know what you would do for upgrading the home that would increase the value for a REFI. Not adding bedrooms ect.
What do appraisers really look for in the inside of the house that you can change with the same layout to increase the value?
It's usually a roof in good condition (appraisers like paperwork for this especially for flat roofs), updated electrical services (and service cables not frayed, so in good condition), they also look at the age of major systems like hot water heaters and that it's serviced. You could add or improve any decks, windows, and/or garages or anything extra like that.
Also keep in mind you can't upgrade it beyond the neighborhood, so upgrade in accordance to your comps. And good condition gives you the top of the market of the comps.
