Internet Marketing Strategy Needs Critiquing

I'll try this again without advertising websites.

I'm in the beginning stages of redesigning my websites and working towards creating a larger web presence. Please take a look at my strategy below and let me know what you think.

Main Website
Audience - Buyers, Sellers, Private Investors, Wholesaler & Other REI's
Content - There will be a page for each audience type and how the can benefit from our services. I will also have a blog geared toward each audience type (i.e., How to sell your house quickly, Why our returns outperform the stock market, etc.)
Marketing - SEO, Google adwords, facebook, link building, directories, etc.

Lead Generation Website
Audience - Sellers
Content - Information about our buying process and how we help in different situations
Marketing - Direct Mail & SEO

Blog Website
Audience - Other REI's & anyone interested in learning through my REI expereiences
Content - Information about our deals, free resources, etc.
Marketing - SEO, link building

Question - How many lead generation sites should I create? Should I just have 1 lead generation website for all seller types or 1 website for each seller type (i.e., absentee, probate, etc.)? If the latter, I could tailor each site to specifically speak to the audience and I could track the response rate easier. Or I could have my lead generation website listed above and have a number of landing pages within the website. For instance, on my direct mailers, I could tell the probate sellers to visit http://www.xxxxxx.com/1234, absentee owners to visit http://www.xxxxxx.com/4321, etc.

Any feedback would be appreciated.

    Maybe think of this as more than just sites, but also the idea of "landing pages" - those you can customize by audience. While we use a variety of landing pages within PPC and SEO strategy, everything is really the same "site". For offline, you want a super-easy to remember domain that drives into a generic site, with no /1234 or /4321 (using your example) as people will not remember those "after the .com" pieces of a URL.

    Dev Horn How do you have multiple landing pages within one website if you don't use anything after .com? How would I differentiate the web address on my direct mailers for the different seller types?

    Justin Silverio one way is to buy an easy domain "webuyhouses.com" then redirect to a page on your site "webuyhouses.com/absenteeowner

    I am interested in what Dev Horn has to say because he knows a lot more about this than me.

    This is my set up...

    I have 3 different squeeze page for 3 different keywords and a MAIN website.

    Rather asking how many landing/squeeze pages you need, the real questions is how many can you actually rank or do marketing for. Each website/landing pages need a lot of attention and marketing on it.

    For example, it's not about how many bandit signs you have but how many you actually put up.

    Chris Cho That makes sense. I guess I was thinking more about where I would send people that are receiving my direct mail. Thanks for the info.

    Dev Horn Your website is actually what I wanted to model mine after. I really like the graphical feel and easy interface.

    How many leads would you guys say you get on a monthly basis from your squeeze pages?

    Dev Horn - do you use your website as a response method on direct mail? If so, how well does that work for you? Do you also offer phone method of response?

    I ask because I never had much luck getting direct mail recipients to respond via website. They always responded by phone. And the response rate seemed to increase when I removed the website from the mailer all together.

    OK - this is not a sales pitch but there were a few questions about how we do our web stuff so here's the 411...

    We have "landing pages" for - in essence - every city and state combo - these are always used for linking to our licensees from another web page - we don't use these landing page URLs in offline marketing. Here is an example:
    http:/WeBuyHouses/AZ/Phoenix

    These "city pages" are used in Craiglist ads, Facebook posts, etc. and the more they are used the higher these pages rank (SEO).

    We don't yet do a /Absentee page but I LIKE that idea. Why not? Tailor the copy to that person's situation. That rocks. My point above was all the "landing pages" just drive people into the form and the same database. It's the database stuff, and the connections to it, that really distinguish a solution. For example, when someone submits the form on the website, our database connects with the phone service and fires off a text message to the licensee with all the lead info it. They can literally call a person in less than a MINUTE after they submit that form. The reason I mention that is we think, whatever your solution is, you want to contact that person while that THOUGHT is in their mind "I really want to sell this house...". You can get this basic capability by having your website form submission go to a Gmail account, and then make sure you get email notifications on your smartphone. The point is STRIKE WHILE THE IRON IS HOT. We're going to talk about this on on June 4 webinar because we think way too many investors drop the ball on this WEBSITE to HUMAN interface. It's all about that man or woman that submitted that form.

    Sorry for preaching.

    To answer the final question, all the materials our licensees send/put out in the market use the simple webuyhouses.com website url and the toll-free 877-webuyhouses vanity #. We have an option for using a local #, but in most cases, we encourage our licensees to use the webuyhouses url & vanity # because we KNOW that we have about 2 SECONDS to make a memorable impact. They may be in that motion of tossing the postcard in the trash but that is the moment we have to make magic happen - "I should call them..."

    Thanks for the great response Dev.

    I am setting up my websites so when someone fills out a contact form the information is automatically imported into my CRM system and I receive a text message.

    I think it makes sense to target the audience by seller type for direct mail purposes but I i believe you need to send them to a .com/absentee landing page.

    I say I get about 20-25 leads per month from the squeeze page.

    And as far as Direct Mail, I think it's best to have people call you back rather than sending them to a squeeze page.

    I think people connect better
    In Person > Phone > Online

    And if you do decide to send people to your squeeze page/website, make sure it continues the conversation from the direct mail. If your DM is about foreclosure, you should mention foreclosure on the squeeze page.

    Can you give us some tips for marketing our squeeze pages and sites that might help us rank a little better? I have keyword rich domains.
